  • Job description : *Facilities Tech III Anywhere in Vermont To provide lead work and mentoring / training for other Facilities Maintenance Technicians;
  • perform a variety of skilled and highly skilled tasks related to the maintenance and repair of facilities and equipment including carpentry, plumbing and electrical repairs and maintenance;
  • to assist in the administrative duties; contract management and to coordinate and oversee the work of outside contractors;

and perform other duties as assigned.*DISTINGUISHING CHARACTERISTICS This is the advanced journey level and lead worker in the Facilities Maintenance Technician series.

Positions at this level are distinguished from other classes within the series by the level of responsibility assumed, complexity of duties assigned, independence of action taken and by the amount of time spent performing the duties related to the day-to-day operations of the Facilities Services Division.

Employees perform technical and functional lead work over assigned personnel. Employees at this level are required to be fully trained in all procedures related to assigned areas of responsibility, work independently with limited supervision and will fill in for the Facilities Services Supervisor as needed.

This class is distinguished from that of a Facilities Maintenance Technician I / II in that it is an advanced journey level worker performing the most complex and difficult tasks and projects and exercises technical and functional lead work over assigned staff.

This class is distinguished from that of the Facilities Supervisor in that the latter is a supervisory level position, responsible for the most complex and difficult facilities maintenance projects and exercise technical and functional supervision over assigned staff.

  • SUPERVISION RECEIVED AND EXERCISED Receives general supervision from the Facilities Services Supervisor, Manager or designee.
  • ESSENTIAL DUTIES AND RESPONSIBILITIES Duties may include, but are not limited to, the following : Performs lead worker duties and responsibilities;

plans, prioritizes and assigns and schedules work of crew, equipment and resources. Inspects and monitors work of employees and contractors.

Trains and mentors new and existing staff. Assists supervisor with input on performance evaluations. Participates in the selection of staff.

Performs administrative duties such as ordering supplies and equipment, prepares and maintains accurate reports and records.

Prepares plans and sketches for minor projects. Reads and interprets technical manuals and specifications. Makes recommendations on improvements and modifications for processes and procedures.

Performs skilled and highly skilled facilities maintenance work involving carpentry, plumbing, and electrical repairs and maintenance of managed buildings and facilities.

Creates and executes work orders using Building Maintenance software, prepares reports on work performed. Tracks and reports on repair and maintenance activities;

completes and maintains a variety of records. Assists with the preparation of specifications for contracts, quotes, proposals and related to the service and repair of facilities and equipment.

Plans and develops projects with stakeholders and tenants Responds to issues and complaints in a tactful manner Participates in budget preparation;

prepares cost estimates; submits justifications for building maintenance activities, including capital improvement projects.

Makes field inspections and reviews work-in-progress. Identifies and resolves issues with outside contractors, referring to manager as needed.

Works collaboratively with outside vendors and contractors in identifying unusual problems and / or maintaining and repairing facilities and buildings.

Reports potential safety problems related to buildings and facilities. Coordinates with stakeholders, supervisors, direct reports and contract personnel to identify maintenance needs;

obtains information needed to define project scope and estimate time, labor, equipment and material needs. Promptly utilizes the facilities maintenance help desk system and responds to, follow-up on, and completes requests.

Uses tact and diplomacy in all interactions with customers. Coordinates with departments and outside agencies; and act as liaison to departments.

Promotes a positive Company image by maintaining excellent internal and external customer relations. Builds and maintains positive working relationships with co-workers, other employees, and the public using principles of good customer service.

Performs related duties as assigned. Qualifications : EMPLOYMENT STANDARDS & MINIMUM QUALIFICATIONS Knowledge of : Principles and practices used in the performance of a variety of skilled building trades work, involving carpentry, general construction, electrical, plumbing, painting, and heating / air conditioning systems.

Tools and equipment used in a variety of building construction and maintenance trades; use and purpose of general construction tools and equipment.

Principles of inventory control and asset management. Pertinent local, State and Federal laws, ordinances, and rules. Basic computer skills related to data entry / retrieval.

Basic principles and practices of recordkeeping English usage, spelling, punctuation and grammar; business correspondence.

Modern office equipment and procedures including use of a variety of software applications. Occupational hazards and standard safety practices.

Principles and practices of customer service. Ability to : Perform highly skilled work in the maintenance and repair of managed facilities, equipment, and related facilities.

On a continuous basis, know and understand operations, and observe safety rules; intermittently analyze problem equipment;

identify and locate equipment; interpret work orders; remember equipment location; and explain jobs to others. Operate a variety of motorized vehicles and equipment in a safe and effective manner.

Intermittently, sit while studying or preparing reports; bend, squat, climb, kneel and twist when installing, repairing, and servicing equipment;

perform simple and power grasping, pushing, pulling, and fine manipulation; and lift or carry weight of 50 pounds or less.

Maintain records related to work activities and work orders. Operate a computer and standard business software. Read and interpret blueprints, plans, specifications and manuals;

work from rough sketches; prepare rough sketches. Provide high quality, economical services to the stakeholders, owners, and company by placing emphasis on responsive customer service.

Maintain integrity of work by taking responsibility and accountability for completion of work and customer interactions.

Maintain punctuality and attendance at work. Effectively contribute collaboratively to a team effort. Establish and maintain effective working relationships with staff, contractors, the general public and those encountered in the course of the work.

Communicate clearly and concisely, both orally and in writing. Demonstrate a civic entrepreneurial spirit by generating new, innovative ideas and development of better methods to accomplish tasks and complete projects.
