REPORTS TO: Community Manager
JOBS SUPERVISED: Maintenance Staff
JOB PURPOSE: Maintains physical conditions of entire property and assists community manager in performing their duties.
ESSENTIAL JOB RESPONSIBILITIES:
Prioritize service requests.
Establish daily work schedules for maintenance staff.
Follow-up on work assignments for efficient, thorough completion.
Establishes emergency maintenance on-call schedule.
Prepares inventory of equipment, tools and supplies.
Responsible for upkeep and servicing of equipment and tools.
Perform management-approved purchases of supplies, equipment and services.
Perform regular inspections of the property.
Notify management of maintenance problems and recommend solutions.
Assist in preparation of all maintenance related records.
Meet with Community Manager daily to report on status of all scheduled work.
Assist in move-in and move-out procedures.
Make recommendations for contract services and supervises contract maintenance workers.
Train new maintenance staff.
Maintains updated preventative maintenance information.
Know current condition of all vacant apartments.
Keep workshop or utility room clean, orderly, and safe.
Act as a role model to maintenance staff, by following all company procedures and presenting an appearance appropriate for the image of the property.
Insure all locks are re-keyed after a resident moves out.
Maintain MSDS book(s).
Insure all “make-readies” are complete within company time guidelines.
Insure all service requests are completed within 24 hours.
Insure all emergency service request are completed immediately.
Assists with all maintenance technician duties.
Report all rules and regulations violations to the Community Manager.
Maintains inter-and intradepartmental workflow by fostering a spirit of cooperation.
Maintains safe and clean working environment by complying with procedures, rules and regulations.
Maintains operations by following policies and procedures and reporting needed changes.
Contributes to team effort by accomplishing related results as needed.
Other duties as directed by management.
EDUCATION AND QUALIFICATIONS:
HVAC Certification.
Previous apartment experience.
Able to read and write.
Current and valid driver’s license.
