At Obsidian, we are currently seeking an active Branch Manager, either producing or non-producing. We give you the ability to work either as a Lender or Broker. Our program gives you the ability to just broker loans, use the mini Corr channel which does INCLUDE FHA, and just a delegated, we are Ginnie Mae approved so correspondent loans will have no overlay’s, yes no overlays!

Broker Manager
● PAY A FLAT FEE OF $2500 AND DO AS MANY LOANS AS YOU WANT
● We set up your branch with a business checking account for payroll bills and other compensation.
● Receive funds directly to your business account via wire or checks from title companies.
● Pay your loan officers at your convenience on a comp plan you set up.
● Set up margins and locks through your own LoanSifter, setting your margins to your needs.
● State of the art software LOS (LendingPad): restrict what your loan officers can and can’t see. No more broken down Caylx
● Work with over 100 lenders and Vendors.
● Const/Perm, 203K, Manufactured, Reverse, DPA Programs
● Over 100 Lenders’, if we don’t have it we will.
● DBA’s so you continue to use your existing company name.
Loan Officer
● Work with over 100 approved lenders with every lender in industry.
● Flat fee of $995 per file-You make the full Compensation of 2.75%
● Payout within 72 after file is received.
● 203K-DPA-Construction to Perm, Doctor Loans, Non-QM
● 90% payout on reverse mortgages.
● 1099 or W2
● Assigned a Territory Manager to help mentor and create more business.
Mini-Corr
· * Minni Corr allows you to act as a lender.
· Minni-Corr, allows you to setup your comp with UWM at 4.00%. You only pay 75BPS and receive the actual Purchase Advice.
· Close in our name so, no, Lender Comp is NOT disclosed to the borrower on disclosures or closings docs.
· CONV/VA/FHA/REVERSE mortgage. You will love this program to the ends of the earth if you are originating reverse mortgages.
· That’s right FHA, we are mini-corr!

The ability to work as a Direct Lender:
- Best rates in the industry, with no Lender Comp Plan-pay your LO’s what they want.
- DPA/Construction to Perm/203k/Dr. Loans (Not available for broker channel anymore)
- Non-QM Loans Make up to 4% compensation.
- FHA down to 550 with 4% to 5% compensation. Will never be beaten!
- Rates on FHA/VA at 2.75% fixed, paying back 2.875%
- In-house UW are available 24/7.
- Fannie/Freddie approved.
Duties
● Pre-Qualify clients.
● Ability to prequalify clients and input information for disclosing.
● Submit a complete file then move on to the next deal.
● Interact with processing and UW to close loans fast.
