Assistant Community Manager
The assistant manager fully supports the community manager in all functions. The assistant managers diverse role is responsible for a significant portion of the on-site accounting functions, leasing apartments and maintaining resident relations. Assistant should be proactive, anticipating and exceeding expectations of leasing and areas of customer service.
Essential functions
Responsible for resident account receivables, managing bad debt and utility monitoring.
Responsible for preparing and delivering all notices. (3 Day, 10 Day and lease violations)
Ensure prospects complete application and secure deposit in accordance with the company procedures and fair housing requirements. Process all applicants and confirm they are properly screened and meet community standard criteria and submit to community manager for approval.
Complete all weekly and monthly reports with accuracy and in a timely manner.
Courteously handle resident requests and complaints.
Implement leasing and marketing strategies.
Inspect grounds, models, amenities and leasing office daily.
Organize resident retention functions including events and newsletters.
Showcase the community features to initiate and close prospects.
All other tasks as assigned.
Position Requirements
High School Diploma or GED; Associates Degree preferred
Minimum 2 year(s) experience in apartment leasing and/or retail management
Must have reliable transportation, valid drivers license
Proficiency using MS Office (Excel, Word, PowerPoint, etc.)
Possess strong verbal and written communication skills
Strong customer orientation with ability to achieve measurable results
Be able to work evenings and weekends.
Team-oriented with ability to work independently
Well organized and detail-oriented
