Job Description:
Full-Time Salaried (45 Hours, schedule may vary). Must be willing and available to work early morning, late evening, weekend hours and occasionally on call as needed.
As a Community Manager you will be responsible for providing a high level of customer service at a luxury apartment community. We are seeking a self-motivated individual with sales abilities, strong customer service skills, exceptional time management and organizational abilities. The Community Manager is responsible for overseeing the everyday operations and administrative functions of the property. This position is the first point of contact for residents and prospective tenants and must be polished and carry a professional appearance and demeanor. Must possess ability to communicate with an affluent demographic, while showing prospective residents the amenity spaces, apartments and selling them on the benefits of living here. You are a perfect candidate if you are high-energy and thrive in leadership roles and are flexible and capable of prioritizing tasks while working in a fast paced and changing environment. This position is responsible for a variety of tasks including but not limited to:
· Manage the leasing process – greet prospective residents and guests, engaging in an elevated level of customer service and hospitality.
· Process resident applications, prepare lease agreements, lease renewals and coordinate with Property Manager for final lease execution.
· Manage and coordinate all facets of short term lease up and turnover including corporate and Air BnB bookings.
· Perform regular insurance audits and maintain resident assignments.
· Answer phones and maintain the general email account for leasing activities.
· Develop and implement resident retention programs (events, specials, communications, etc.)
· Coordinate move in and move out inspections and involve appropriate vendors if applicable.
· Schedule concierge services (housekeeping, dry cleaning, Home Watch, pet walking/sitting, personal shopping, etc.)
· Respond promptly to resident concerns, complaints, and requests and coordinate and communicate maintenance with maintenance staff accordingly.
· Coordinate resident package delivery.
· Coordinate calendars for Chef’s Kitchen, Great Room, and Conference Room reservations.
· Walk the property daily to ensure a clean, positive appearance.
· Oversee rent roll, and tenant billing procedures.
· With oversight from Executive Team, review operation budget to ensure building financial health.
· Maintain accurate and organized records.
· Manage leasing office staff and scheduling.
· Create engaging and shareable content for social media, Facebook page, and marketing materials.
· Plan and execute community initiatives and programs.
Preferred Requirements:
· 2 years of Property Management experience and willingness to work with upscale clientele.
· Proficient in Microsoft Office applications.
· Proficient in Property Management software and willingness to learn new technology as the company evolves.
· Ability to multitask in a fast-paced environment while working under minimal supervision.
· Hospitality experience.
· Good customer service and interpersonal skills.
· Exceptional written and oral communication skills.
· Good judgment and critical thinking skills.
