Maintenance Supervisor - Luxury Apartment Community

Job Description: This senior level maintenance position is for a high energy, self-starting individual that will oversee two luxury apartment communities and is responsible for the overall maintenance of the sites including planning, coordinating, budgeting, organizing, and maintaining the physical needs of the sites. This person will perform and direct other maintenance personnel in the repair and maintenance of HVAC systems, electrical, plumbing, grounds to include landscape, irrigation, pool, structural elements, and apartment turns to include painting.

Requirements:

Training/Education

  • High School Diploma or equivalent
  • English language proficiency – both written and verbal
  • Valid Driver’s License and reliable private transportation
  • EPA Designation/Certification Desired

Experience/Skills

  • Four years multi-family or commercial property maintenance/repair of HVAC, mechanical, electrical, plumbing and grounds maintenance
  • Management experience required. A leader and team player, easy to work with, willingness to teach and help others.
  • Ability to delegate tasks with a plan to organize, prioritize, communicate, expect, and inspect the work of others; as well as work side by side with other maintenance team
  • Good oral and written communication skills
  • Ability to monitor expenses and communicate with Community Manager
  • Knowledge of Fair Housing guidelines
  • Excellent attention to detail
  • Pool equipment experience required; CPO desired with ability to perform day to day pool operations
  • Demonstrated experience and working knowledge of OSHA standards and other environmental safety standards

Physical Requirements

  • Ability to maintain 24-hour on-call status
  • Manual dexterity and problem-solving skills.
  • Ability to ascend and descend staircases, ladders, and/or step stools
  • Ability to lift up to 100 pounds
  • Ability to operate all necessary tools/equipment to perform the essential functions of the position
  • Ability to perform a variety of duties in all types of weather

Essential Functions:

  • Schedules, assigns and/or performs all maintenance functions, including responsibility to complete service requests within 24 hours and turn vacant units within five (5) business days or sooner if deemed necessary in quick turn or emergency maintenance situation.
  • Ensure that the apartment units and other property facilities are move-in-ready and in good working order.
  • Performing painting duties as assigned, including full painting of units and/or touch-up painting throughout the community.
  • Supervises, guides and schedules training, when necessary, of all maintenance personnel on the maintenance and repair of HVAC systems, electrical systems, plumbing, grounds, structural elements, appliance repair, painting and pool maintenance as needed.
  • Excellent customer service skills to communicate well with tenants, thoroughly complete work orders within the expected timeframe according to company policy and standards, and treat all tenants with upmost respect.
  • Completes move-in and move-out inspections in a timely fashion and reports promptly to Community Manager.
  • Manage the team and prioritize the work to be done to make move-in deadlines and keep the property in pristine condition.
  • Schedules and performs regular inspections of all grounds, structures and systems and makes plan for correction in timely manner.
  • Manage and control purchases of all maintenance supplies and materials in a cost-effective and efficient manner.
  • Coordinate and execute preventative maintenance with community manager and maintenance staff
  • Directs and supervises the day-to-day administrative operations of the maintenance functions including the scheduling and assignment of work, paperwork (invoices, time sheets, new hire/termination information, employee counseling and evaluations) and record-keeping functions in a timely manner such as filter and smoke detector inspections and replacements.
  • Work proactively with team to maintain both properties in pristine order by regularly inspecting grounds, common areas, compactor, breezeways, dog parks, to keep them free of trash, debris, as well as seasonal salting/weatherization.
  • Directs and supervises maintenance crew and/or contractors to maintain amenity zones such as pool, grills, fireplace, fitness center, electric car charging station, pet spa and vehicle maintenance center.
  • Prepares request for quotes and work scopes and follows company procedure in obtaining bids on purchases or work to be performed, as well as conducts inspections of contracted work - checking for the quality and conformance with specifications
  • Reports any property loss or liability related incidents to the appropriate parties in a timely fashion.
  • Reports of any work-related injuries to the appropriate parties in a timely fashion.
  • Complies with all local, state, and federal regulations as well as company policies and procedures.
  • Other duties as assigned by Community Manager.

Dress Code: Appropriate attire designated by Community Manager.

Communications: Regularly interact with other team members, outside vendors, owners, and residents in a respectful and courteous manner.

Job Type: Full-time

Pay: $25.00 - $31.00 per hour

Expected hours: 40 per week
