A Project Manager (“PM”) with the Oldham Goodwin Group Development Services department is responsible for overseeing all aspects of development and construction projects. During the development process, a PM will be responsible for entitlement, planning, and project management duties. Duties entail engaging and leading coordination of design professionals and guidance of proposed developments through the approval and permitting process. The PM will work closely with internal stakeholders, property management, and sales teams to ensure the design is optimized to meet market specific goals. The PM must also assist in the development of detailed project budgets.
During the construction process, the PM is involved from the creation of the scope through the completion of construction and project closeout. Project assignments may include greenfield development, construction of new facilities on shovel ready lots, and re-development or renovations of existing properties. The PM will review all plans, specifications, and contracts and assist with the bidding and contract award process. Once construction is underway, the PM will monitor day-to-day construction activities, as well as track the schedule and budget throughout construction. The PM facilitates and monitors interactions with all contractors, consultants, and vendors and is responsible for review and approval of all invoices and applications for payment.
Responsibilities & Qualifications:
- Bachelor’s degree in construction management, architecture, engineering or related field preferred
- Experience in engineering, architecture or construction related field for at least 3 years preferred
- Familiar with construction terminology and procedures
- Basic understanding of AIA construction and consultant contracts
- Ability to handle multiple tasks concurrently
- Coordinate a team of professionals of different disciplines
- Ensure construction is being performed to quality standards in compliance with design specifications, drawings, and contractual terms while staying on budget and on schedule
- Review and certify invoices and draw requests submitted by contractors and consultants
- Ability to present information concisely and effectively
- Self-motivated, resourceful, and willing to learn
- Must be proficient in MS Word and Excel
- A desire to contribute to a team and willingness to travel to project sites
