LEAD/SENIOR BUILDING TECHNICIAN-ATLANTA
Classification: Non-Exempt Reports to: Regional Property Manager
Summary/Objective
Responsible for assisting with the operation troubleshooting, diagnostics, housekeeping and repairs on commercial buildings, grounds and maintenance equipment for assigned properties/facilities. This position frequently interacts with tenants and is the point person for designated office building(s).
Essential Functions
- Installation, troubleshoot and repair of BAS (Building Automation Systems). Monitor and make adjustments via BAS software where applicable
- Assist with troubleshooting, maintenance and repairs of buildings and installed systems to include: plumbing systems, roofs, drains, shop, grounds equipment, and HVAC
- Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices.
- Assist with installation and modification of building equipment and systems.
- Replace and repair building finishes such as ceiling tiles, door hardware, wall paper, and can paint walls, piping, floors and equipment.
- Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunities.
- Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance.
- Respond immediately to emergency situations and customer service requests as assigned.
- Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance, etc.
- Maintain and operate fire and life safety systems such as; Fire alarm systems, fire pumps and related fire protection system equipment as assigned.
- Perform snow removal when necessary.
- Comply with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habits.
- Ability to use technology such as; smart phones, tablets, computers, web-based applications, building automation systems, etc.
- Complete all required Safety Training as scheduled annually.
- Comply with Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours.

Supervisory Responsibility
This position supervises building technician(s) and subcontractors. The Lead/Senior Building Technician oversees the day-to-day operations of the Atlanta maintenance team.
Work Environment
- This job requires working in commercial spaces including but not limited to industrial, warehouse, and office environments.
- This position will require working indoors and outdoors in various climate conditions ranging from very hot to very cold with rain to very hot and humid. This may include confined locations.

Required Education and Experience
- Driver’s license
- High School diploma or equivalent.
Preferred Education and Experience
- Trade school.
- Seven (7) years’ experience doing general maintenance work in a commercial space.
- Two (2) years’ HVAC experience.
- EPA universal refrigerant handling license preferred.
- Knowledge of code.
Working Hours
Typical workweek is forty (40) hours per week. Work hours are from 8:00 a.m. until 4:00 p.m. Monday through Friday. During peak times and seasonal extreme weather-related events, position may require longer hours.
Travel
Travel within the local area is required.
