What are the responsibilities and job description for the Maintenance Manager position at Orange Vacation Homes?
Our Maintenance Manager is the central person holding everything together within this fast moving department of our Vacation rental property management business.
The successful candidate will have excellent people management and communication skills, a background in maintenance and work order systems.
This rewarding role requires exemplary computer skills and a broad understanding of the systems we use which include Sling, MaintainX, Ciirus and Google Drive (Training can be provided), A team leader, you will be the team organizer and cheerleader everyday, holding our maintenance team accountable and focused for their daily tasks.
Here are some of the duties and responsibilities of this role:
- Work closely with managerial staff and business owners to draw up and execute the organization’s daily maintenance plan.
- Communicate directly with service providers, vendors, and maintenance contractors to schedule repairs, servicing, preventive maintenance, and other projects required to keep the homes running smoothly.
- Assist with interviewing and hiring potential maintenance technicians, electricians, plumbers and HVAC professionals, as well as scheduling and managing their work orders. Build and keep a good rapport with these vendors.
- Handle payments for maintenance services and necessary equipment and supplies and bill to owners and or guests.
- Oversee inventory management including stock usage and ordering.
- Monitor usage of tools and equipment and ensure tools are readily available for assigned tasks.
- Assign tasks to workers, coordinate them, and ensure completion of work using provided systems.
- Monitor safety and health compliance.
- Support technicians during their daily equipment inspections and take care of maintenance logs.
- Provide a wide variety of administrative assistance to managers, especially in the areas of managing work orders and landlord/tenant communication.
- Monitor and manage emergency and routine maintenance tasks.
- Communicate and motivate the team effectively.
