About the Role
The Title Curative Specialist is responsible for determining solutions for curative issues prior to closing in order to deliver an exceptional experience for our customers. The ideal candidate is used to working with high-stakes and time-sensitive deals where every detail is critical to the successful and timely completion of the transaction. You are a strong communicator - both internally and externally - and understand the importance of teamwork. This is a hands-on role at a growing and scaling startup. You are someone who is comfortable with change, welcomes innovation, and is always willing to roll up your sleeves on any task (big or small) to help deliver an incredible home buying and selling experience for our customers. You work with a sense of urgency at all times and believe in consistently doing what’s right for the customer.
This is a full time role and will report to the Sr. Manager of Compliance.
What You’ll Do Here
- Identify and resolve title defects, collaborating with underwriters and other members of the Escrow Team as applicable.
- Maintain compliance with Orchard National Title policies and procedures in accordance with governing laws, regulations, regulatory agencies and company standards.
- Review title report for accuracy, completeness, and insurability
- Apply state and underwriter guidelines in the examination process, including the ability to interpret state law and court opinions as relating to land title conveyance.
- Clearly communicate and collaborate with cross-department contacts in Contract Operations and Escrow to promptly troubleshoot and resolve any issues in the Title process to avoid delays
- Provide underwriting interpretation within established guidelines.
- Review property surveys to identify issues that may affect the subject property and transaction and revise the title commitment accordingly.
- Review Entity Documents, Trust Documents and Divorce Decrees to determine proper curative steps to ensure a clear title.
We’d Love to Hear From You if You Have:
- 5 years of real estate experience in title and/or escrow
- 2 years of experience as an Escrow Officer, Title Examiner or Curative Specialist of real property for an underwriter, title agency, or law firm.
- Confident working with technologies and learning new specialty software (e.g. Qualia)
- Strong verbal and written communication skills, especially in the context of collaborating with colleagues
- Strong problem-solving skills, particularly in a legal and/or curative environment.
- Working knowledge of legal documents affecting title to real property
- Analytical review, investigative, and research skills
- High School diploma or equivalent
