What are the responsibilities and job description for the Facilities Manager position at Oriana House, Inc.?
Schedule: 7am - 3:30pm or 7:30am - 4pm. May have to come in on a weekend occasionally or in the evening if an emergency arises.
Salary: $76,000 to $90,000 annually
Essential functions of this job include, but are not limited to:
- Learns new tasks, remembers processes, maintains focus, completes tasks independently, makes timely decisions in the contexts of workflows, and is able to complete tasks that have a speed and/or productivity quota.
- Directs and monitors the activities of the outside maintenance provider. Reviews and approves monthly invoices from the provider.
- Obtains, reviews, and selects quotes from vendors.
- Provides oversight of work completed by vendors.
- Manages projects through regular on-site inspections.
- Works with the State of Ohio and surrounding counties to acquire bids for Agency capital projects in an effective manner. Works with selected vendors to complete projects and submits required documentation for payments.
- Works with facility management teams when scheduling and completing maintenance projects in an effective manner.
- Schedules and attends regularly scheduled meetings with maintenance provider.
- Works with maintenance provider to provide 24 hour on-call services for facility safety and security. Initiates and coordinates routine, preventative, and/or emergency corrective repairs as identified.
- Attends administrative and program meetings as directed by supervisor. Attends staff meetings and required training sessions.
- Coordinates and maintains an Agency maintenance tracking system. Oversees integrity of tracking system by monitoring data entry into system.
QUALIFICATIONS: High School diploma or equivalent required. Bachelor’s degree in a related field preferred. Ten (10) years in building, maintenance, and supervisory experience. Must possess strong organizational skills and be efficient. Must have strong knowledge of federal, state, and local building, fire and electrical codes. Must have the cognitive skills needed to complete tasks, including abilities such as learning, remembering, focusing, categorizing, and integrating information for decision making, problem solving, and comprehending. Must have the ability to simultaneously address multiple complex problems and multi-task without loss of efficiency or accuracy. Must be able to perform effectively and efficiently under high stress, emergencies, and conflict situations. Must have ability to effectively work with Agency employees and outside contacts.
