What are the responsibilities and job description for the Construction- Architect position at PACO Group?
PACO Group Inc. is looking for a Registered Architect or a Professional Engineer to support the Real Estate Finance Bureau and the Office of the Attorney General - OAG.
RESPONSIBILITIES:
Under direct supervision of the Chief Architect, review architect/engineer reports with drawings and redlines submitted in Part II of the Offering Plans and issue deficiency comments in compliance with NYCRR Title 13 within the given timeframe. These reports describe all aspects of the property and building, including site, landscaping, structural, architectural, plumbing, mechanical, fire protection, and other components down to the finishes. These drawings include detailed site plans, floor plans, individual residential unit plans, sections, and elevations.
Under the Chief Architect's direct supervision, review Part II's revisions submitted in amendments to the Offering Plans and issue deficiency comments in compliance with NYCRR Title 13 within the given timeframe.
Review submitted drawings (approved by the authority having jurisdiction) exhibits, identify, report, and discuss any unusual and non-code compliant conditions with the Chief Architect.
Initiate discussions with both the Review Attorney and Chief Architect for concerning or unusual issues discovered from reviewing the reports and drawings in Part II of the Offering Plan. Follow directions and advice from Review Attorneys for those concerning or unusual matters discussed with the Review Attorney, who is responsible for the overall review of that assigned Offering Plan.
Participate in group discussions on the review process with the legal, architectural, and engineering staff.
REQUIREMENTS:
Must have full-time satisfactory experience in project design/construction/coordination, construction documents production, and construction oversight or management.
A bachelor's degree from an accredited college in architecture or engineering.
Minimum 5 years of experience performing the above-described activities.

SKILLS:
Must possess knowledge of construction materials, practices, and methods.
Must have solid basic knowledge of building design and construction drawings: Site, Architecture, Structural, HVAC, Plumbing, Electrical, and Fire Protection systems.
Must have basic knowledge of applicable codes and regulations in NYC and NYS, old NYC Code, Multiple Dwelling Laws, Zoning Regulations, Landmarks, and ADA.
Must be competent in MS Office (Word, Excel, and Outlook) and Adobe PDF.
Great verbal and written communication skills are required.
Must be highly organized, efficient, effective, multi-task, expeditious, meticulous, and able to self-manage fifty to one hundred projects with various due dates.
Ability to satisfactorily pass High-level Background checks.
PREFERRED/DESIRED:
NYS Licensed Architect or Engineer with experience in at least one of the following areas:
- NYC DOB filing and plan examination process,
- Working on Landmarks, buildings,
- Environmental hazardous building projects and/or
- Building inspections for 100-year-old NYC buildings or High-Rise buildings.

Par-Time- A Hybrid telecommuting schedule may be offered at the discretion of the OAG.
Location
Candidate(s) will report to the OAG office location at 28 Liberty Street, New York, NY, 10005.
Pay Rate
$60-$70 Commensurate with experience.
Duration
It is a Temp position for 35 hr. week for 6 months with an option to renew.
