Parity is seeking a full-time, salaried Construction Manager who will support our Director of Construction and manage the renovations of Parity’s portfolio of vacant properties. The Construction Manager will also serve in a teaching capacity, providing hands-on structured carpentry training to Parity Builders apprentices. This role has an anticipated start date of January 2023, and applications will be accepted until the role is filled.

We’re seeking an individual who can put their expertise to work and support a variety of community building initiatives. Our Construction Manager will provide strategic support to multiple renovation projects at once - serving as a representative at each worksite in dealings with several trade partners.

We are at a point of expansion in our journey. The Construction Manager will be an essential hire for the company, helping us scale our construction operations and launch a new workforce development initiative that engages youth to advance their carpentry skill set.

About The Role

Parity currently owns 30 properties, is closing on 40 properties within the next 12 months, and an additional 50 within 24 months. These properties are all in varying states of distress ranging from totally collapsed shells with just front façade remaining, to partially collapsed, to structurally sound but needing all new systems, framing, and finishes. The properties are traditional Baltimore rowhomes with beautiful architectural history. Our goal is to double the production rate of rowhome renovations each year for the next 5 years.

Simultaneously, Parity is launching its very first iteration of Parity Builders – a construction apprenticeship program specifically designed to provide paid, hands-on experience and extensive training to underserved youth who have an expressed interest in entering the construction industry.

The Construction Manager will work closely alongside our Director of Construction and Director of Strategic Initiatives to support construction efforts and provide direct, hands-on instruction to Parity Builders trainees.

︎ Carpentry Instruction Expertise

  • 4-6 years minimum experience in construction and carpentry
  • Experience developing and facilitating lesson plans for on-site carpentry training
  • Expert knowledge of skills, responsibilities, and characteristics needed to be a successful carpenter
  • Direct knowledge of safety protocols to be implemented on a construction site
  • Can identify different types of building materials, tools, measurements, plans, floor systems, wall systems, ceiling framing, stair layouts, etc.
  • Oversee and conduct on-site training sessions for Parity Builders to master hands-on carpentry skills including but not limited to: safety and tools usage, flooring, framing, drywalling, tiling, etc.
  • Demonstrate carpentry skills to Parity Builders to empower their skill development while working on Parity homes
  • Manage the operational aspects of the program including taking attendance, communicating expectations, reporting behavioral concerns, etc.
  • Expert knowledge of wood frame construction and framing

Construction Management Expertise

  • Ability to communicate and provide direction to assist with managing and holding accountable trade partners, implementing construction schedules and liaising with partners as assigned by the Director of Construction
  • High level knowledge of all facets of the construction process including construction methodology, building materials and products, scheduling and sequencing, and construction software (Builder Trend)
  • Ability to manage and assist with multiple projects and tasks simultaneously in multiple locations with a constant eye on quality, and maintaining strong communication and leadership skills
  • Working knowledge of green building practices is a plus
  • Fluent or functional working knowledge of Spanish a strong bonus
  • Management & Relationships
  • Attend coordination and progress meetings; make regular trips to and from sites during construction including bid walks, pre-construction walks, in-progress site visits, punch list walks, and construction closeout
  • Assist with management and coordination of activities - assuring that all parties involved in the project are in phase with the project goals and objectives
  • With guidance from the DOC, provide direction to trade partners and vendors when doing groundwork ensuring quality standards are met
  • Must have excellent verbal communication, management, critical thinking, mathematics and interpersonal skills

Efficiencies, Quality Control, & Safety

  • Help maintain a culture of procedural excellence through metric tracking and process improvement via our construction software platform, Builder Trend
  • Proactively identify, mitigate, and track recurring construction issues
  • Respond to work delays, emergencies, and other project disruptions as they emerge
  • Confer with Director of Construction to discuss and resolve matters such as work procedures, complaints, and construction problems
  • Knowledge of job-site safety practices and OSHA required
  • Conduct and document quality assurance and safety inspections throughout the construction process, assuring working environment is maintained at acceptable levels, and tools and equipment are in good working condition
  • Ensure a safe, clean, secure, and organized working environment through maintaining safety meetings and incident investigations
  • Administrative Skills (Bonus)
  • Computer proficiency and native experience with Microsoft Word and Excel
  • Experience with back-end administrative procedures including processing change orders, work orders, purchase orders
  • Proficiency with lesson planning and objective completion
  • Familiarity with BuilderTrend software or similar construction management software a plus (Procore, CoConstruct, SAGE), or an ability to learn new software quickly

Team Dynamic
You will work alongside our Director of Construction and Director of Strategic Initiatives. Each will look to you for construction and programmatic support. They will both look to you to bring your expertise and skills to forward Parity’s major goals in construction production and workforce development. In addition to being a Carpentry Instructor for Parity Builders trainees, you will also serve as a mentor – representing what it means to be a successful construction industry professional, providing guidance and correction as needed.

Salary & Location

  • Salary $80-90K, commensurate with experience

  • 2 days in-office as a team, and the remainder of the week remote
  • The Carpentry Instructor/Construction Manager is expected to be on-site in the field as necessary, observing COVID safety protocols
