JOB SUMMARY

 

Under the direction of the Building Maintenance IV and Building Maintenance Supervisor, performs a variety of skilled duties related to the general maintenance of buildings and building components requiring competency in one or more of the building trades, including painting, carpentry, electrical, dry wall or related craft. Constructs and repairs structural woodwork and equipment; works from blueprints, drawings, or oral instructions. Builds, repairs, and installs counters, cabinets, benches, partitions, floors, doors, building framework, and trim; uses various hand and power tools. Installs, doors, replaces damaged ceiling tile. Prepares and paints walls and woodwork. 

 

EXAMPLES OF TYPICAL JOB DUTIES

 

*Performs maintenance and diagnostics and assists in the installation of mechanical systems such as plumbing, heating, electrical, ventilation, pools, hot tub, sauna, air conditioning, automatic temperature controls, alarm systems, and fire alarm systems, etc. 

 

Develops and schedules preventive maintenance programs for mechanical systems on city owned buildings. Performs a variety of skilled maintenance and repairs associated with plumbing, carpentry, electrical, structural, interior and exterior finishes, roofing and heating systems.

 

*Monitors and evaluates the work of contract service providers. Oversees contract labor and construction projects, oversight of sub-contractors to assure quality control. Provides input in the development of contracts.  

 

*Orders and monitors equipment and supplies, maintains inventory control systems to ensure materials availability to meet demand. 

 

Works with City Departments and outside groups to assist in special events. Assists in set-up and break-down for special events, cleaning and other duties as assigned.

 

Monitors swimming pool facility operations to assure compliance with state and federal operations and safety guidelines; assures proper training of personnel; monitors facility safety practices; monitors pool water quality and chemical balances through sampling and testing; assures overall quality of pool maintenance. Implements management control plans as needed to minimize risk and liability; monitors compliance

 

Assists with set up of rooms for meetings. May assist as needed in janitorial duties: sweep, mop, scrub and wax floors; clean offices; replace light bulbs; vacuum rugs; empty waste baskets; clean and maintain rest rooms and replenish supplies; help move office furniture and equipment. Perform minor repair on wide variety of equipment such as vacuums, floor buffers, carpet extractors, chairs and tables. Lubricate machinery and equipment; perform preventative maintenance and repairs of equipment. Make regular inspections of equipment

 

Adheres to all City and departmental safety policies and procedures.

 

Demonstrates continuous effort to improve operations, decrease turnaround times, streamline processes, and work cooperatively and jointly to provide quality seamless customer service.

 

May serve on-call duties for the department, available and ready to respond 24 hours a day.

KNOWLEDGE, SKILLS, AND ABILITIES

 

  • Ability to work collaboratively in a self-managed team environment.
  • Skilled in the operation and maintenance of geothermal heating /cooling systems.
  • Ability to understand and follow oral and written instructions.
  • Skilled in the safe application and use of chemicals.
  • Ability to communicate effectively both orally and in writing.
  • Knowledgeable in the use of computer systems including Word, GBA, Johnston Controls etc.
  • Knowledge of ADA requirements.
  • Skilled in the maintenance of A/C electrical, boilers, plumbing, and HVAC systems. 
  • Ability to work alone and make decisions.
  • Must have ability to act effectively in emergency and stressful situations.
  • Ability to adhere to all City and departmental safety policies and procedures.
  • Ability to perform manual labor. This includes working on ladders, rooftops, in boiler rooms, cold, hot or dusty conditions, etc.
  • Knowledge of proper safety precautions when using equipment, chemicals, lifting heavy objects, or performing maintenance duties in hazardous settings.
  • Skilled in the maintenance of summing pools, hot tubs and sauna.
  • Ability to obtain City National Incident Management System Certification.

 

EDUCATION AND/OR EXPERIENCE

 

Required:

  • High school diploma or equivalent.
  • 3 years of experience in the maintenance and repairs of  buildings with an increasing role in responsibilities.
  • Valid Utah Certified Pool Operators License (CPO) or the ability to obtain one in 6 months
  • Valid State Driver’s License.
  • During on call schedule employee needs be available 24 hours a day and respond to emergency calls in within one hour.

 

Preferred:

  • 2 years of specialized training provide through trade or technical school related to the maintenance and construction fields.
  • 3 years of experience in building construction or building maintenance requiring skill in carpentry, plumbing, electrical wiring, painting and other related field.

 

PHYSICAL DEMANDS

  • While performing the duties of this job, the employee is frequently required to sit, stand, walk, run, talk and hear.        
  • The employee is occasionally required to use hands to handle or operate objects, controls, or tools.
  • Ability to climb and pull own weight in and out of equipment.
  • Must be able to reach with hands and arms, climb or balance, stoop, kneel, crouch or crawl, and smell.
  • The employee must occasionally lift and/or move more than 50 pounds.    
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

 

WORK ENVIRONMENT

  • The employee occasionally works near moving mechanical parts; in high, precarious places, and is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, and toxic or caustic chemicals.
  • Work is performed primarily in vehicles, and indoor / outdoor settings, in all weather conditions including extreme temperature extremes.  
  • Periodic exposure to stressful situations.
  • May require small amounts of travel to and from meetings, trainings and conferences.
  • The noise level in the work environment is usually moderate to high.
  • Occasional non-traditional working hours which may include evening and weekends.
  • Rotating on-call working hours including evenings, weekends and holidays.
