Parkway is looking for a Lease Administrator 1 to join our Accounting team in Jacksonville, Florida!
PURPOSE OF POSITION:
The Lease Administrator 1 is responsible for processing all leasing files, ensuring comprehensive documentation, working with Management to ensure accuracy, and entering leasing information into Parkway’s property management software. This position is also responsible for leasing analysis and reporting to Management.
ESSENTIAL FUNCTIONS:
- Review and interpret new leases, amendments, and other miscellaneous contracts and process lease documents per established guidance.
- Ensure that all required documentation received is properly executed prior to activation in the property management software; follow up on errors and pending items.
- Input lease documents, contracts and updates to the accounting system in accordance with established guidance; complete any necessary related account adjustments.
- Enter customer charges from lease documents in accordance with the straight line rent procedure.
- Ensure accurate revenue recognition of lease driven charges.
- Process tenant move-outs and any necessary related account adjustments/refunds on tenant accounts.
- Maintain an understanding of the operating expense reconciliations to assist staff and customers with questions on detailed and complex calculations.
- Verify accuracy of monthly recurring billings.
- Prepare monthly sales tax reconciliations and research/clear variances prior to filing.
- Responsible for lease reporting data associated with processed lease activity.
- Complete any special projects as assigned by Management.
- Assist with interim and year-end audit process.
- Ensure financial information is accurate and immediately report any suspected fraudulent activity to Management.
- Assist with lease document-related due diligence for prospective acquisitions and dispositions.
- Assist with other duties as necessary and provide general support of the Parkway mission in whatever way(s) possible.
KNOWLEDGE & SKILL REQUIREMENTS:
- General accounting knowledge and understanding.
- Intermediate computer skills including all facets of Office 365; Yardi software experience preferred.
- Excellent interpersonal and customer service skills to work effectively with Parkway staff and customers.
- Able to work independently on assigned tasks in a high-volume, due-date oriented environment.
- Effective time management and personal organizational skills; tenacious with follow up.
- Professional, effective written and verbal communication skills.
- Strong attention to detail and accuracy.
- Capable of reading documents and drawing conclusions given a variety of concrete variables.
- Must possess a team-oriented, positive attitude and collaborative nature.
- Strong work ethic and high level of integrity; able to maintain confidentiality with sensitive information.
EDUCATION & WORK EXPERIENCE:
- High school diploma or GED required; BS/BA degree in Accounting or similar course of study preferred.
- 1 years’ work experience in a professional office environment.
