Pathfinder Staffing is currently seeking to fill a temp to hire position for an experienced Assistant Property Manager for it's Humble location .
Position Objective:
The Assistant Property Manager assists the Property Manager in effectively managing the property. In the manager's absence, the Assistant Property Manager is responsible for all property operations and must conduct all business in accordance with company policies and procedures including Fair Housing Act, Americans with Disabilities Act, Fair Credit Reporting Act and all other laws pertaining to apartments. The Assistant Property is directly responsible for maintaining daily, weekly, monthly reports including accurate reports of rent and deposits received.
Key Responsibilities:
Income Collection
- Maintain accurate resident records by updating all rents, deposits and application feeds received by residents and applicants and issuing appropriate notices when necessary (i.e. late payments, eviction notices, returned check memos)
- Make daily deposits to bank
Administrative
- Updates required reports concerning move out notices, activity etc. on a daily basis and provides information to the Property Manager
- Organizes and files all applicable reports, leases and paperwork
- Process move ins and moves outs
- Process all security deposit move out reports
- Accepts service requests from residents and routes to maintenance
- Conducts service follow up with resident when work is completed
Resident Relations * Provide exceptional customer service
- Physically inspects property, reporting any service needs or picking up litter as needed
- Inspects resident move ins, move outs and vacancies as requested
Maintenance * Physically walk and inspect property on daily basis, inspecting vacant apartments to ensure appropriate temperature settings and security of unit
- Coordinate with maintenance and staff to ensure timely recondition of apartments after move-out
- Monitor and schedule all maintenance activities
Marketing * Maintain awareness of neighboring market conditions and trends and provide recommendations to Property Manager for improving resident satisfaction
- Must be knowledgeable of all phases of leasing and resident retention
- Complete Leasing Goals weekly and Marketing Plan quarterly
- Work with lease renewals each month
- Welcome prospective residents to the office and provide tours to show the property
- Handle incoming phone calls
- Conducts outreach marketing weekly or as assigned by Property ManagerOther tasks as assigned
Job Types: Full-time, Contract
Pay: $17.00 - $19.00 per hour
Schedule:
- 8 hour shift
- Monday to Friday
- Overtime
- Weekend availability
