How you will help us on our mission and inspire others:
- Plan, organize, develop, direct and update the execution of Pathway’s compliance programs in accordance with customer standards and with current federal, state and local standards and guidelines which govern our operations.
- Submit final approvals for the day-to-day processing of all initial tax credit applications to DOC.
- Identify any significant compliance trends and make recommendations for improved performance/operations.
- Encourage, coach and support Team Members and peers to inspire compassionate and effective performance.
- Monitor Vacant Units in Yardi and onsite. Partnering with ED/Maintenance Manager on unit readiness and compliance
- Assist community personnel and residents with understanding Tax Credit rules, regulations and procedures.
- Maintain an organized and precise system for the processing of tenant recertifications and redeterminations following all rules and regulations the tax credit program and HOMES when applicable.
- Processes timely Tax Credit Application for new applicants by verifying all income and assets, determining income eligibility, and then obtaining Tax Credit eligibility approval from the Director of Compliance.
- Prepare all resident initial and recertification lease packages for signing, including addendums, HIPPA authorizations, Tenant Income Certification, and extraneous documents
- Maintain and Update Application Log for Tax Credit jointly with Medicaid specialist to track timely approvals.
- Participate in Company and Industry training and education to maintain PTL and LIHTC standards
- Participate in annual IHDA and MSDA reviews by providing current and accurate documentation.
Our ideal candidate has the following knowledge, skills, and abilities:

- Minimum of two years’ work experience in seniors’ housing or property management/real estate or equivalent.
- Experience in processing income verifications, mortgage processing, and/or tax credit regulations.
- Ability to present compliance topics to internal and external groups on a one-to-one, small group and large lecture basis.
- Strong attention to detail with the ability to manage finances and numerous records.
- Excellent interpersonal, organizational and communication skills, with the ability to read, write and follow oral and written direction in the English language at a level adequate to perform the job duties.
- Strong computer skills in Microsoft products (Outlook, Excel, Word, Power Point) with knowledge of property management software (Yardi) preferred.
- Must maintain and encourage a positive work atmosphere by behaving and communicating in a manner that promotes cooperation with co-workers, managers and others.
- Must possess the ability to deal tactfully with corporate and community personnel, residents, family members, visitors, government agencies/personnel, and the general public.
- Ability to handle several tasks and respond effectively and in a timely fashion to unexpected changes, requests and stressful situations.
- Must possess the ability to make independent decisions when circumstances warrant such action.
- Must possess the ability to plan, organize, develop, implement, and interpret the programs, goals, objectives, polices and procedures, etc., that are necessary for providing peak operational performance.
- Must have patience, tact, a cheerful disposition and enthusiasm, as well as the willingness to handle difficult situations.
- Must be willing to seek out new methods and principles and be willing to incorporate them into existing practices.
