Description
The Maintenance Supervisor is responsible for the maintenance and improvement operations of YMCA facilities and vehicles, including preventative maintenance and building operation. Directly responsible for leading the custodial crew to ensure a clean and safe environment for our members. Responsibilities may also include painting, carpentry work, floor maintenance, small engine repair and mechanical system maintenance and emergency repairs. May also complete custodial duties and other related responsibilities as directed by the Facilities Director.
ESSENTIAL FUNCTIONS:
- Assists with overall coordination of facility maintenance and responsibility for building cleanliness.
- Directly supervises all custodial staff. Oversees and ensures Y is attractive and clean each day. Ensures completion of daily scheduled duties and maintenance of assigned areas and equipment.
- Completes repair work and projects in a safe, efficient and workmanlike manner.
- Assists the Facilities Director with vendor visits as needed each day (Seacoast Security, Firesafe, Central Extermination, etc.).
- Completes monthly fire extinguisher inspections and emergency light inspections for all sites.
- Assists Facility Director with compliance with all local, state and federal regulations related to facilities and grounds.
- Operates related motorized and non-motorized equipment (Auto scrubber, snow blower, lawn mower, etc.).
- Visits Rockland Harbor YMCA twice a month to perform needed maintenance from light carpentry and painting.
- Assists with annual shutdown projects in each department including Rockland Harbor YMCA.
- Records and reports all needed repairs to Facility Director; repairs as directed.
- Ensures YMCA building and property is secure during shifts and reports incidents and hazardous conditions to the Facility Director.
- Completes seasonal activities associated with lawn care and snow removal, general maintenance including salting and sanding, hedge trimming, etc.
- Sets up furniture for events as needed.
- Performs custodial duties as necessary for the good of the organization.
Requirements
- One or more years of experience in a supervisory/leadership role.
- Ability to multitask and problem solve.
- Working knowledge of plumbing, carpentry, painting, cleaning methods and other maintenance- related areas.
- Ability to read and interpret instructions, procedures, manuals, and other documents.
- Staff supervisory skills and project management preferred.
- Ability to report and record maintenance requests electronically and proficiency with Word and Excel.
- Obtain CPR, First Aid, AED, and Certified Pool Operator certifications at first available offering. Training provided by the Penobscot Bay YMCA.
- Ability to respond to safety and emergency situations.
- On call when the Facilities Director is not available or on PTO.
- Valid Driver’s license with clean driving record, meeting YMCA standards.
PHYSICAL DEMANDS
- Sufficient physical strength and agility to carry out essential duties.
- Ability to erect and stand on ladders and platforms at heights up to 30 feet.
- Ability to work with paint, cleaning equipment, chemical compounds, solvents, cleaners, and solutions in dry, liquid, powder, spray, and aerosol forms.
- Ability to paint, clean equipment, and operate motorized equipment as needed.
- Ability to work in conditions that will create dirt and dust.
- Ability to perform essential maintenance to facility or equipment which may involve, but not limited to the following activities: semi – reaching to full-reach overhead; crouching; kneeling; shoveling; carrying, working in narrow and/or confining spaces: underground, overhead, and at ground level; twisting of the waist, shoulders, and legs; and lying on stomach and/or back.
