Essential Job Functions: The incumbent must be able to perform all of the following duties and responsibilities with or without a reasonable accommodation. - Review rent increases and additional charges to ensure that it had been agreed upon in the lease. - Create and maintain setup of monthly rents and NNN charges. - Ensure the timely payment of all rent and additional charges from landlords, using the database system. - Interpret lease provisions to determine responsibility for repairs and coordinate resolution through completion on landlord issues. - Resolve store maintenance issues referred by the store maintenance department, VPROs, District and Store Managers. Determine Petco’s responsibility and act as the liaison with landlords for items that are the landlord's responsibility. - Manage subleases by assuming landlord responsibilities and to ensure rents are received and rent or NNN increases are passed on to the appropriate party. - Facilitate the store closing and lease expiration process by acting as liaison with landlords to insure timely turn back of premises. - Maintain database for lease renewals, complete documentation for lease renewals coordinating with Real Estate Directors as necessary to negotiate early termination provisions. Update database to insure up to date landlord and cost information. - Analyze data such as lease terms and provisions, determine appropriate course of action and negotiate and implement solutions - Audit yearly reconciliation of common area maintenance (CAM) costs for stores and distribution centers, working with landlords to be sure all costs billed are allowed under the lease and are within industry standards. - Collect of Tenant Improvements reimbursables from landlords, working with Construction to fulfill requirements for reimbursement. - Prepare yearly budgets for all stores for Base Rent, CAM, taxes, insurance and other occupancy costs. Supervisory Responsibilities: None. Work Environment: The majority of job duties are performed while seated indoors with little or no exposure to hazards. Education (Required): A qualified applicant to this position will have a high school diploma or GED while a four-year college degree or the equivalent combination of education and experience, including strong accounting background are preferred Work Experience (Required): A minimum of five years experience in commercial real estate, construction and property management is required. A qualified applicant will also have a working knowledge of CAM auditing and “NNN” leases, cost accounting and other lease administration functions including rent commencement activities, and a working knowledge of construction terminology and practices so that the property manager can act as liaison between construction personnel and landlord, and the ability to draft and negotiate lease amendments. Skills: Position requires excellent written and verbal communication, negotiation and organizational skills.
