About the Position
The Architectural Preconstruction Manager is primarily responsible for management of design-build and construction management pursuits.
Key Responsibilities Include:
- Preconstruction deliverables to clients: Program/Conceptual, Schematic Design, Design Development and Construction Documents.
- Requesting quotes and budgets from subcontractors and vendors.
- Managing the bid process, including soliciting bids from subcontractors and suppliers, evaluating proposals, negotiating pricing and contract terms.
- Maintaining relationships with a network of qualified subcontractors to ensure competitive pricing and timely response to budget and bid requests.
- Engaging with clients during the schematic design process to understand their vision, goals, and budgetary constraints.
- Consulting with Architects/Engineers on project parameters.
- Presenting cost estimates, value engineering options, and schedule proposals to clients in a clear and transparent manner.
- Addressing client concerns and providing recommendations to optimize project outcomes.
- Fostering collaboration and communication among internal team members, subcontractors, and external stakeholders throughout the preconstruction phase.
- Ensuring alignment between estimating, scheduling, design, and procurement efforts.
- Identifying potential risks and uncertainties associated with the project scope, schedule, and budget.
- Developing risk mitigation strategies and contingency plans to minimize project disruptions.
- Reviewing project specifications, drawings, and other documents to ensure accuracy and completeness.
- Coordinating with the design team to identify discrepancies or omissions and incorporate necessary revisions.
- Staying abreast of industry trends, best practices and emerging technologies.
- Preparing scope of work clarifications.
- Managing multiple preconstruction projects.
- Developing and maintaining strong relationships with key trade partners and vendors.
- Assisting Project Team in the development of the construction schedule.
- Coordinating with the Risk Management department for Quality Control reviews and standard details.
- Preparing and documenting communication efforts for ease of transition to operations.
Qualifications
Bachelor’s degree in Architecture-related field, or equivalent experience preferred. Five or more years design/construction experience required.
