ESSENTIAL RESPONSIBILITIES:
1. Executes daily, weekly, monthly tasks list under the direction of the Maintenance Director.
2. Assists with preventative maintenance functions in accordance with policies, procedures, state regulations and manufacturer recommendations.
3. Assists with ensuring community safety through planning and assisting in executing disaster plans, conducting fire drills on a monthly basis, and maintaining documentation of such including current resident evacuation sheets.
4. Assists with maintenance logs, fire drills, water temperature logs & records of disaster drills.
5. Repairs, replaces, and installs minor equipment and hardware as directed.
6. Assists in maintaining community plumbing, electrical, HVAC, and kitchen systems.
7. Complies with established budget guidelines and selected vendors. Notifies and consults with Maintenance Director when outside contract services may be needed.
8. Assists in maintaining the overall maintenance and appearance of the community.
9. Performs minor carpentry, flooring, and painting functions.
10. Follows direction for 72-hour room turnover and readiness-including painting, carpet cleaning, moving furniture and room repairs.
11. Maintains an organized and clutter free storage in the community.
12. Responsible for following and educating others on community safety programs.
13. Assists with set-up and break down for community events.
14. Communicates and interacts with residents, families and employees in a kind, respectful and effective way.
15. Delivers hospitality and excellent customer service to residents, families, visitors, and vendors.
16. Attends and participates in team meetings and in-service trainings.
17. Ensures that an attractive home environment exists at all times. Providing a physical environment that is clean, safe, and free of clutter or hazards.
18. Uses MSDS book appropriately, locking all chemicals when not in use and using them according to instructions.
19. All other duties and projects as assigned
