Job Details
Stone Creek, a Preferred Apartment Community, is currently accepting applications for a Groundskeeper. The Groundskeeper maintains all common areas and grounds of the community in a clean, attractive condition.
ESSENTIAL FUNCTIONS:
- Keep property in "inspection-ready" condition at all times.
- Inspects the overall cleanliness of the community each morning, including all public and common areas.
- Keep streets and curbs free of debris and monitored throughout the day.
- Remove trash; ensure that all trash chutes are clean and smell fresh.
- Run the trash compactor every morning and throughout the day as needed. Keep pad area clean.
- Prepare for monthly landscaping "grounds walks" paying special attention to grounds and picnic areas.
- Empty trash in all common areas, if applicable.
- Ensure the Leasing Office parking lot and front entrance are kept neat and clean at all times.
- Test the pool/spa chemical levels and record readings on the record log daily.
- Neatly arrange pool furniture and sweep/clean decks as needed.
- Maintain a clean and orderly pump room.
- Keep grills in the picnic area clean and equipped with wire brushes. Replace lava rock as needed.
- Rake gravel in the picnic area regularly
- Check the condition of hoses and nozzles in the car wash area as needed.
- Clean car vacuum as needed.
- Keep breezeways free of debris and cobwebs, and clean lights as needed.
- Keep building entrances clean.
- Remove snow and ice in inclement weather and keep sidewalks and building access free of hazards, as applicable.
- Assist Service Manager in various maintenance functions to ensure the smooth operation of the property.
- On occasion, you may be required to climb down into the trash compactor hopper to remove obstructions.
- Check with Leasing Office on regular basis for items to deliver to residents.
- Report any problems that need management attention.
- Must secure equipment in locked room at end of each day.
- Other projects and duties as requested.
PHYSICAL REQUIREMENTS:
- Must be able to use various hand tools and test equipment
- Must be able to bend, stoop, and kneel for extended periods of time
- Must be able to push and pull up to 300 pounds on wheels
- Must be able to lift up to 50 pounds
- Must be able to climb ladders of up to 40 feet in height
- Must be able to use a hand-truck
Special Physical Requirements:
As part of your daily maintenance routine, you may be required to move appliances from one apartment unit to another apartment unit on opposite ends of the property. The appliance may have to be transferred by means of a hand truck up one to three flights of steps. These appliances will range in weight from 75 to well over 300 pounds.
Commercial laundry rooms are equipped with single washing machines and/or stacked (double) clothes dryers which you will be required to move in order to repair and perform preventative maintenance. These machines range in weight from 120 to 300 pounds.
On occasion, you may be required to move furniture from one model unit to another or move furniture items in a resident's apartment to accomplish certain repairs or to correct flood damage. This would require that you move items weighing several pounds to over 300 pounds.
On occasion, you may be involved in repairs to the building structure. You may be required to move or transport several different building type materials weighing several pounds to over 300 pounds.
At certain times you will be required to perform maintenance on special equipment (i.e., exercise equipment, gas grills, golf carts, car washes, amenity areas, and security gates). All of these functions require different physical exertion and their weight depends on the particular equipment (usually in excess of 100 pounds).
You will be required to perform certain resident service functions or make upgrades to the apartment home. An example would be to install lighting or ceiling fans. Both duties would require the work to be done using a step ladder while lifting.
CUSTOMER SERVICE RESPONSIBILITIES:
- A complete clean and neat uniform must be worn when working on any PAA Property including nights and weekends, if applicable. Personal appearance must be clean and neat at all times, according to PAA policy
- Communicate with residents and prospects in a manner consistent with PAAs standards
- Read and/or listen to resident requests/complaints
- Receive resident complaints in a calm, open, and professional manner
- Solve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance
- Deliver newsletters, correspondence, etc. to residents apartment
- Coordinate, set up, attend and clean up after resident functions (food, tables, display areas, etc.) as requested by the General Manager.
