Maintenance Technician Job Description
Job Summary: The Maintenance Technician is responsible for ensuring the overall maintenance and repair of the residential community to provide a safe, clean, and comfortable living environment for residents. This role involves performing a variety of tasks, including plumbing, electrical work, HVAC maintenance, carpentry, and general repairs.
Job Responsibilities: Including but not limited to
- Perform routine maintenance tasks, such as plumbing, electrical repairs, painting, and carpentry.
- Troubleshoot and repair HVAC systems, appliances, and other mechanical equipment.
- Address and resolve maintenance requests from residents in a timely and professional manner.
- Conduct regular inspections of the property and equipment to identify and address potential issues before they become major problems.
- Implement preventative maintenance schedules for HVAC systems, plumbing, electrical systems, and other critical infrastructure.
- Ensure all maintenance work is performed in accordance with local building codes, safety regulations, and company policies.
- Maintain a clean and organized work environment, including proper storage of tools and materials.
- Maintain common areas, including hallways, lobbies, fitness centers, and outdoor spaces, to ensure they are clean, safe, and attractive.
- Perform landscaping tasks, such as mowing, trimming, and trash removal, as needed.
- Be available for on-call emergency maintenance services to address urgent issues that arise outside of regular working hours.
- Respond promptly to emergency maintenance requests to minimize inconvenience to residents.
- Interact professionally and courteously with residents, addressing their maintenance concerns and providing excellent customer service.
- Communicate effectively with property management and other team members to coordinate maintenance activities and ensure timely completion of tasks.
Job Requirements & Qualifications:
- High School Graduate or equivalent.
- At least 1 year experience in maintenance.
- HVAC & EPA certification is required.
- Must be available to perform on-call emergency services when needed.
- Must be proficient with personal computers.
- Must be able to lift 25 – 50 lbs.
- Working knowledge of HVAC systems, electricity, and plumbing while administering good construction safety practices with all on-site activities.
- Must have a valid driver’s license and dependable transportation.
- Excellent written and verbal communication skills.
- Must be legally eligible for employment in the U.S.
- Pre-employment drug screening and background check required.
