PCMG Project Coordinator

At PRISM, a Project Coordinator thrives on maintaining all aspects of a construction projects. This position will perform this vital function for PRISM’s subsidiary company Principal Construction and Maintenance Group (PCMG). This organized problem-solver has a knack for planning and documenting all things.

 

PCMG is looking for a Project Coordinator like YOU if you are…

RESPONSIBILITIES (Identification of Major Areas of Responsibility, Not All Inclusive)

  • Maintain a professional image and attitude in keeping the objectives of Prism Real Estate Services (PRES) and residents' welfare.
  • Assist with planning and scheduling project resources.
  • Assist, schedule, and accurately estimate the task duration to develop and maintain a realistic project schedule.
  • Assist with budget planning and administration.
  • Foster and manage partnerships with vendors, property staff and corporate staff.
  • Assist with vendor vetting and communicate with same.
  • Schedule meetings with vendors/sub-contractors to receive bids on new projects as well as assisting with monitoring the quality of work with vendors/sub-contractors on current projects.
  • Work with suppliers on the procurement process for new and current projects.
  • Reviewing and entering all invoices attached to a project.
  • Monitor progress on a project and adjust schedule as necessary.
  • Create, monitor, review and disseminate applicable reports to all interested parties.
  • Measure project performance using appropriate tools and techniques.
  • Maintain and assist with staff scheduling on all projects.
  • Assist with dispatch of Maintenance Rovers.

 

PHYSICAL REQUIREMENTS

  • Must be able to lift 25 pounds, bend, stand, sit for long periods of time as well as climb up and down a full flight of stairs in excess of 6 times a day.
  • Must be able to see, hear, speak, listen and perform duties as instructed.
  • Must be fluent in English. Spanish is a plus but not required.

 

EDUCATION

  • Must have a High School Diploma or equivalent.
  • Associate’s degree in related fields is preferred but not required.

 

EXPERIENCE

  • Previous experience as project coordinator preferred but not required.

 

SKILLS

  • Knowledge of PRES policies and procedures, particularly as they pertain to property management.
  • Knowledge of basic office practices, procedures, and equipment.
  • Ability to read and interpret policies and guidelines in order to make sound decisions.
  • Ability to make appropriate recommendations within scope of responsibility.
  • Ability to use basic office equipment such as telephone, fax, copier and computer.
  • Ability to establish and maintain effective working relationships with contractors, vendors, and property and corporate staff.
  • Ability to manage multiple priorities and multiple demands to accomplish tasks in accordance with established requirements.
  • Basic Excel knowledge including but not limited to ability to format spreadsheets.
  • General basis of construction knowledge.
  • General knowledge of construction drawings.
  • Better than average mathematical skills.
  • Basic bid analysis knowledge.
  • Excellent customer service skills

 

QUALIFICATIONS

  • Valid driver's license and up-to-date vehicle insurance.
  • Use of personal automobile for local job-related travel and pick-up.
  • Neat, clean, and appropriate appearance.
  • Meet Criminal Background & Credit Check, prior to employment.
  • Successful completion of EasyLMS Training Program, upon employment.
