This position will be based in Fremont and play a key role on the Leasing team, responsible for leading in the development of the marketing strategy for the assigned portfolio/sub-market, maximizing the value of the Prologis portfolio. This includes a deep understanding of the market and developing and maintaining relationships with brokers and customers. As the VP, Leasing Officer, you are an integral part of the Customer Experience Team (CET) working with your peers from property management, construction and maintenance to ensure our buildings remain best in class and our customers receive world-class customer service. In this role, you will contribute to and be accountable for the Customer Experience Team's portfolio results.
What's needed in order to do that:
- Create, maintain, grow and foster quality relationships with existing and prospective customers and develop an in-depth understanding of our customers (their business, strategies, and trends that impact their need for space) to enhance the customer experience.
- Partner with Market leadership in expanding Prologis' portfolio within the market, which includes activities to drive the strategic direction as well as the operational execution of all facets of the business, such as deploying capital, underwriting business acquisitions, developing pro forma, etc.
- Manage leasing activity to maximize the value of the assigned portfolio.
- Establish a favorable market presence for Prologis by establishing and maintaining strong professional relationship with the local brokerage and real estate communities, government officials and prospective customers.
- Identify and seek out acquisitions and development opportunities, and interface with and support the acquisition and development groups' pipeline and existing project activities and negotiate and execute on new business initiatives.
- Perform marketing activities to include prospecting customers, marketing to brokers and agents, developing presentations and writing lease proposals.
- Act as the market expert in your sub-market, maintaining a deep understanding of market conditions: rents, available product and economic trends
- Own and execute the budget process for your market lease assumptions and collaborate with the property managers to maintain awareness of property financial performance relative to budget.
- Identify opportunities to present Prologis Essentials solutions to address customer pain points. Ensure coordination with and support from the property managers for these opportunities.

- Minimum 10 years related business experience in connection with asset management/brokerage, sourcing, negotiation, and execution of commercial leases/contracts.
- Strong financial acumen
- Persuasive presentation and negotiation skills.
- Proven track record in analyzing, underwriting, negotiating and closing commercial real estate.
- Demonstrated leadership skills, including the ability to motivate, make effective business decisions and active problem-solving.
- Strong time management and prioritization skills
- Exceptional analytical and communication skills (written/oral).
- Ability to deal with ambiguity - Effectively cope with change, ability to decide and act without having the total picture, comfortable handling risk and uncertainty.
- PC Proficiency with MS Office applications (Word, Excel, Outlook, etc.), Salesforce, and ability to learn company specific software
- Must possess a driver's license and the ability to operate a motor vehicle. Ability to travel to other company locations/properties
