A home inspection is a vital process in any real estate transaction. A home inspector needs to have proper education and training to cover the broad spectrum of building standards throughout the various years that a home or other structure may have been built. A home inspection is NOT a building code violation inspection; however, the Inspector should have specific building standards knowledge and understands building science (reason and methods for building standards) - TRAINING IS AVAILABLE.



SALARY AND BENEFITS:

  • $40,000 - $70,000 based on experience level (plus bi-weekly ancillary service bonuses)
  • Certification fees, on-going education and annual training provided
  • Tools and equipment provided, specialty tool training is provided
  • Disability insurance available


The day-to-day duties performed by a Home Inspector include:

  • Perform multiple home inspections per day using a computer program and touch screen tablet to record observations to report back to the Real Estate Agent and/or the Client (usually the person purchasing the home).
  • Ability to identify “defects” within a home or structure, photograph such defects, document the findings and communicate the findings to the client in a non-alarming manner.
  • Physical requirements: A home inspector should be in good physical shape and condition as they will often be performing the following physical tasks:
    • Carrying, setting up and climbing a 12-foot ladder
    • Accessing and walking on various roof materials, sometimes traversing areas/roof surfaces that are 20 to 30 feet from the ground.
    • Accessing and traversing attic spaces (tight spaces and high temperatures are common), good balance and equilibrium are needed.
    • Accessing and traversing under structure crawl spaces (tight spaces, often contain pests, remnants of pests, insects, spider webs, moisture, electrical and other components of the foundation of a structure).
    • Ability to work in high temperature environments (summer) and low temperature and wet environments (winter), outside work is required no matter what type of weather on the day of the inspection.
  • Additional requirements:
    • Assist Clients - Home inspectors work closely with clients throughout every step of the process, approaching inspections based on client requirements and regularly updating them about progress and issues encountered. They strive to be as transparent as possible by relaying all inspection information to clients.
    • Generate Leads - Lead generation is a major function of home inspectors, who proactively contribute to sales and marketing efforts. Beyond maintaining good working relationships with existing clients, they may develop marketing campaigns, make cold calls, and attend community and networking events to expand their client base.
    • Skills - Home inspectors are organized, detail-oriented people who are knowledgeable about construction, basic engineering, and regulations, and who can explain these concepts well to clients.
    • Candidates must have a good driving record, reliable vehicle, and be willing to travel throughout Northern Georgia.
