OPPORTUNITY OVERVIEW
Poverni Sheikh Group (“PSG”) is seeking a real estate private equity loan analyst to join its team. The role will consist of working with origination associates and heads of underwriting to oversee the review and approval process of loans to third party borrowers and loans where PSG or its affiliates are borrowers, with
25 to 50 transactions annually in the $1m - $50m target size, for real estate projects nationwide. A successful candidate is an individual who is ultra-reliable, organized, ambitious and creative, with substantial experience in the real estate transactional space. Initiative and responsibility are a must. We expect loan analysts to proactively underwrite loans, push transactions along, figure out how to work thru issues as they arise, and use their business acumen to recognize opportunity and flag risks.

PSG and its affiliates is a 30-person real estate private equity firm, with active private credit and development lines of business and assets in excess of $500m under management across 14 states. PSG retains substantially all the loans that it originates on its balance sheet.

PRIMARY DUTIES AND RESPONSIBILITIES

  • Knowledge of real estate equity and/or debt investing.
  • Source, screen, analyze, and manage a pipeline of potential loan opportunities through broker and direct relationship channels; entrepreneurial mindset with the ability to work independently.
  • Analyze financial information to determine loan parameters such as debt service coverage, debt yield, lease maturities, loan basis, cashflows, sources & uses, etc.
  • Request, review, and analyze guarantor personal financial statements and provide analysis of borrower and organizational structure.
  • Perform thorough financial analysis and identify disparities, risks, and creative structures to mitigate risk.
  • Prepare credit approval documents; provide meaningful contribution to investment committee presentation, including deal summary and pipeline overview.
  • Review real estate documents (leases, loan documents, appraisals, etc.) to determine if any issues exist and determine what could be a concern.
  • Review property and market level due diligence by analyzing third party reports such as a

PCA, ESA, survey, zoning, and property taxes.

  • Maintain broad knowledge of major markets (trends, drivers, rents, values, etc.) to support sound assessment of opportunities.
  • Stay involved post-closing with the operations team as the main relationship contact on closed loans throughout their life cycle

QUALIFICATIONS

  • Bachelor's degree (military experience is a plus)
  • 2-5 years of experience working in commercial real estate
  • High level of proficiency in Microsoft Office (Excel, Word, PowerPoint)
  • Financial modeling experience in commercial real estate
  • Full time availability and transportation to office located in Columbia, MD
