Job Description:
Our General Superintendent plays a pivotal role in overseeing and managing multiple jobsites with a focus on tenant improvements. They are responsible for planning, coordinating, and facilitating all daily field activities, site safety, schedule, quality control, and subcontractor coordination across various construction projects.
Essential Duties & Responsibilities:
- Lead and supervise all field activities on multiple jobsites, monitoring progress and assisting in future planning.
- Oversee and ensure the highest standards of quality control for all construction work.
- Maintain effective communication with the project team regarding ASI’s, RFI’s, and Material Submittals.
- Ensure that each subcontractor is fully executing and complying with their contracted scope of work.
- Coordinate and schedule required inspections with local jurisdictions.
- Identify and address subcontractor non-compliance with safety, health, and environmental quality standards.
- Proactively identify and communicate conflicts in construction progress to the project team for resolution.
- Maintain daily logs in Procore of activities on the jobsites.
- Ensure subcontractors correct any identified deficiencies as per the project team's guidance.
- Preside over weekly subcontractor and safety meetings, designed to coordinate the work efficiently.
- Issue notices of non-compliance to subcontractors regarding the quality of work or scheduling.
- Ensure that jobsites are always kept in a clean and organized manner.
- Oversee job progress and completion punch list identification and completion.
Requirements:
- 5-10 years of experience supervising commercial construction projects as a Senior Superintendent or General Superintendent for a General Contractor
- Proven background in tenant improvements.
- Proficiency in running multiple jobsites concurrently.
- Strong experience working in Los Angeles and Orange County municipalities, specifically interfacing with building inspectors and code enforcement officers.
- Excellent proficiency in reading architectural, structural, and MEP construction drawings.
- Ability to schedule and coordinate subcontractors, consultants, and vendors in the critical path to ensure timely project completion.
- Proficiency with Microsoft Project and scheduling software.
- Must be willing to commute to both Los Angeles and Orange County jobsites.
Qualifications:
- Organized individuals who are able to multi-task, and who have clear written and verbal communication skills will succeed.
- Articulate, polite, and poised in client communication.
- Exceptional leadership skills.
- Familiarity with new technology, specifically Procore and Bluebeam.
- Proficient in Microsoft Outlook, Word, Excel and MS Project.
- Deadline and detail-oriented.
- Dependable team player.
- Ability to build and maintain rapport with clients, tenants, subcontractors, and team members.
- Ability to prioritize tasks and deliverables.
- OSHA experience and certification.
- First Aid/CPR certification.
