We specialize in residential property management, primarily serving investors and owners of single-family homes. We are looking for a driven, self-motivated individual to lead our maintenance department.

We are seeking a highly skilled and motivated Maintenance Manager to join our team. The Maintenance Manager will play a crucial role in ensuring the upkeep and maintenance of our properties, overseeing a team of field technicians, maintenance coordinators, and implementing efficient maintenance procedures. You must be friendly, organized, reliable, responsive, enjoy dealing with the public, computer literate, able to stay on task with little supervision, and have reliable transportation (this position will involve driving). Experience in property management is preferred but not necessary. Experience in construction and/or general knowledge regarding property maintenance is required.

Real Property Management Select manages primarily single-family homes - this is NOT an on-site position.

Job Duties

  • Reports to Operations Manager
  • Supervise, oversee, and lead the maintenance team including Maintenance Coordinators and Field Technicians - providing guidance, training, and support as needed.
  • Conduct 1 on 1 meetings with all direct reports.
  • Lead weekly team trainings with the entire team or smaller breakout meetings
  • Oversee all aspects of property maintenance, including repairs, renovations, and preventive maintenance tasks.
  • Develop and implement maintenance schedules and procedures to ensure timely completion of tasks and adherence to budgetary constraints.
  • Monitor and enforce compliance with safety regulations and company policies to ensure a safe working environment for all staff members.
  • Maintain accurate records of maintenance activities, expenses, and inventory levels.
  • Lead efforts to ensure internal maintenance is efficient and effective
  • Think critically to create and implement new maintenance processes including Field Technician scheduling, internal maintenance, preventative maintenance packages, etc.
  • Track Work Orders and metrics, including time to close, number of outstanding, billable hours for Field Technicians, etc.
  • Oversee scheduling and execution of periodic inspections.
  • Oversee quality control of inspections to ensure all inspections performed by team members are of the highest quality and provide real value to our clients.
  • Problem-solving with Support Pod/Management Team and local Teams.
  • Prepare reports and presentations for quarterly team meetings.
  • Review maintenance reports monthly with Support Pod/Management Team.
  • Visit Fairfield and Sacramento offices monthly at a minimum.
  • May perform other duties as assigned.

Property Manager Skills and Qualifications:

  • Proven experience in property maintenance or a related field, with at least 2 of experience in a managerial or supervisory role.
  • Strong leadership and communication skills, with the ability to effectively manage a team and collaborate with other departments.
  • Extensive knowledge of building systems and maintenance procedures, including HVAC, plumbing, electrical, and carpentry.
  • Excellent problem-solving skills and the ability to prioritize tasks in a fast-paced environment.
  • Proficiency in computer software applications, such as GSuite and property management software.
  • Computer competency, flexibility, and a commitment to ongoing education
  • Strong Ability to Maintain Organization of Multitude of Tasks and Projects
  • Highly detail-oriented with an ownership mentality
  • Willingness to participate in a highly collaborative environment
  • Ability to devise and implement processes
  • Leadership ability

Average Annual Earnings for this position: $60,000 - $80,000

A small portion of these earnings is determined by financial performance of the maintenance department.
