POSITION SUMMARY
Under the general direction of the Facilities Manager and requiring independent judgment in the application of established procedures, plans and performs the regular maintenance of facilities and equipment. Job performance contributes to the achievement of the goals of the department. Performance of the typical responsibilities and duties requires the ability to perform the job duties and to explain to/instruct others, involving job-related matters generally of limited to moderate complexity.
TYPICAL RESPONSIBILITIES AND DUTIES (*: The non-essential functions)
- Assumes responsibilities of the Facilities Manager in his/her extended absence.
- Supports occupancy goals by preventative maintenance, performing timely maintenance tasks, project management and customer service support.
- Performs and preventative and corrective maintenance for all Agency facilities and equipment, including laundry, kitchen, HVAC, vehicles, plumbing, irrigation, painting, furniture, carpet/flooring, windows/screens, locks, fencing, lighting, and grounds etc.
- Performs hazardous material abatement in accordance with legal requirements.
- Responds to maintenance requests received via verbal, phone message, forms and/or on-line submittal from agency staff.
- Identifies and assesses problems, needs and future planned maintenance activities.
- Maintains knowledge of water and gas cutoffs and tags according to code.
- Will be responsible for assisting with evacuation or emergency procedures.
- Checks the daily room use log and oversees professional room set-ups for events, meetings, and conferences.
- Will respond professionally, fairly, and consistently to all requests with customer service focus.
- Will be responsible for following through with work requests, adhering to maintenance priorities.
- Will be required to wear/utilize all protective equipment when performing tasks as required by OSHA standards.
- Must understand and comply with Agency safety standards.
- Purchases supplies as needed to facilitate repairs and projects. Purchases over $250.00 will require pre-approval from the Facilities Manager. All purchases will require a receipt.
- Under the direction of the Facilities Manager, oversees the work of contractors and construction projects.
- Responds to after-hours, weekend, and holiday maintenance needs when necessary. Determines the urgency/severity of the situation. As needed, contacts the Facilities Manager for consultation; otherwise, handles/corrects.
- Participates in the emergency “On-Call” coverage during weekends/holidays on a rotational basis.
- Responds to emergencies regarding buildings, alarms, and gates.
- Assists in custodial work/cleaning of common areas, mopping, vacuuming, emptying trash, cleaning windows and extermination services.
- Occasionally interacts with contractors, securing a reasonable amount of comparative bids.
- Performs other duties as assigned.

Activities might involve membership on a PQI committee or work group, service as a peer reviewer, data collection for PQI and evaluation purposes, completion of PQI questionnaires and surveys or participation in focus groups, or other activities as identified by PQI committees or work groups.
MINIMUM QUALIFICATIONS
Education, Training, and Experience
- High School Diploma or equivalent.
- Computer software experience, preferred.
- Minimum of five (5) years of related job experience with the use and care of tools, materials, and methods used in the building trades, and general building maintenance.
- Demonstrated experience using common hand and power tools.
- Time management, organizational skills.
- Supervisory experience, including organizing and scheduling the work of others.
License (s)
- Valid California driver’s license, and a good DMV record.
Knowledge and Skills
- Ability to carry, push, or pull heavy objects.
- Ability to work on/from ladders up to 25’ high.
- Ability to read, understand, and convey verbal and written instructions.
- Ability to use in a safe manner solvents, cleaning agents, caustics, detergents, etc.
- Ability to work in close proximity to resident children.
- Ability to work with minimal supervision.
- Ability to problem-solve.
Special Requirements
- Must be able to meet and receive a criminal records clearance as required by Title XXII licensing regulations.
Physical and Mental Requirements
The following are required in day-to-day performance of the duties of this position:
- Walking, standing, grasping, lifting, reaching, pushing/pulling, bending, squatting, kneeling, twisting and visual/auditory acuity are constantly required (over 2/3 of the workday).
- Climbing and crawling, are required frequently (from 1/3 to 2/3 of the workday).
- Sitting is occasionally required.
