What are the responsibilities and job description for the Maintenance Director position at Recover-Care?
POSITION SUMMARY:
The Director of Maintnance assures optimal performance and readiness to meet and exceed standards of excellence and accreditation standards, as well as legal and regulatory requirements. General maintenance, planning, property preservation, construction and revitalization of all hospital/skilled buildings (if multiple) and grounds; reports to the Director of plant ops and serves on the executive management team; and assists and advises company managers on facilities issues and planning.
RESPONSIBILITIES/ACCOUNTABILITIES:
1. Administrative:
1.1 Communication with the Administrative Team:
1.1.1 Communicate consistently with the administration of status, issues, and needs.
1.1.2 Keeps CEO and the executive team informed of significant problems that jeopardize the achievement of company goals, and those that are not being addressed adequately at the line of management level.
1.1.3 Communicates physical plant issues/anomalies to the leadership team on a regular basis; promotes and initiates programs that benefit patients, staff, or the facility; communicates department priorities clearly.
1.2 Managerial Requirements:
1.2.1 Manages and coordinates the activities, operations, and staff of Plant Operations and Bio-Med
1.2.2 Assures compliance with established Medical Center standards, policies, procedures, statutes, and state and federal regulatory requirements, codes, and related applicable laws.
1.2.3 Develops appropriate policies and procedures for effective maintenance, operation and preservation of buildings, grounds, and equipment. This includes Disaster Management and HICS forms for Emergency Preparedness binders and annual review management.
1.2.4 Assures facility is in constant survey, audit or inspection ready for state. Life Safety, boiler, elevator, biomedical, emergency management and all other “Physical Environment” requirements for both documentation and in practice.
1.2.5 Coordinates with contracts and vendors for capital improvements, major repairs, installations, demolitions, and projects.
1.2.6 Implements preventative maintenance program; conduct inspections and safety surveys/drills to ensure compliance with local, state, and federal regulatory agencies.
1.2.7 Coordinates the facility ordering, stocking and monitoring of maintenance supplies, parts and equipment.
1.2.8 Negotiates and supervises appropriately with the various contractors/vendors for maintenance withing the facility.
2. LEADERSHIP:
2.1 Excellent interpersonal and coaching skills
2.2 Directs the overall maintenance, troubleshooting, repairs, installations, plumbing, carpentry, HVAC, electrical, boilers, painting, etc.
2.3 Interacts effectively with all staff within the hospital, vendors, and regulatory agencies.
2.4 Provides mentorship and training to Plant Operations staff for optimum job performance.
2.5 Defines and implements goals and objectives for continuous improvement; plans and conducts monthly meetings for training, cross training, and communication.
2.6 Seeks and/or develops opportunities for professional growth of each employee as part of the annual evaluation process.
2.7 Supports the organization's strategic business development efforts; demonstrates behavior that reflects favorably on the hospital’s and corporation's public image; complies with a request to speak publicly or make a presentation regarding the hospital's services’ participates a requested in the development and implementation of short-term and long-term goals and objectives; demonstrates an understanding of departments role in hospital’s mission and service delivery plan
3. EDUCATION/EXPERIENCE/SKILLS
3.1 Education/Experience:
3.1.1 3 years of healthcare plant operations experience including operations, design, and maintenance in all aspects of hospital facilities including electrical, mechanical, plumbing, and HVAC
3.1.2 Contract-managed service experience
3.1.3 Bachelor’s degree or equivalent in Plant Operations, Healthcare Administration, or equivalent area preferred
3.1.4 3 years of management experience
3.1.5 CHFM, IFMA FMP preferred.
3.1.6 OSHA certification preferred.
3.1.7 Hospital accreditation experience preferred.
3.2 Skills:
3.2.1 Strong, verbal, and written communication skills; excellent interpersonal skills in teaming with patients, medical staff, and the public.
3.2.2 Detail oriented with proven ability to multitask.
3.2.3 Strong management, financial analysis and interpretation, project management relating to labor, supplies, equipment, and related services/materials for cost-effective operations.
3.2.4 Proficient computer skills in Microsoft Windows environment. Must include Excel and skills in database management and record keeping.
3.2.5 Above average oral and written communication skills
3.2.6 Excellent organizational skills
4. PHYSICAL SKILLS:
4.1 Solve technical problems and modify methods and procedures.
4.2 Perform work using tactful and courteous behavior toward clients, visitors, and employees.
4.3 Know and practice standard safety procedures when working on high or low pressure plan equipment.
4.4 Clean and repair various types of equipment and ensure annual equipment inspections are performed.
4.5 Clean and maintain mechanical equipment.
4.6 Make repairs to plumbing system.
4.7 Make repairs to HVAC system.
4.8 Make repairs to electrical system.
4.9 Build items of wood from drawings.
4.10 Make building revisions and repairs.
4.11 Paint and repair surfaces, interior and exterior of building and equipment.
4.12 Apply and repair floor covering.
4.13 Move Equipment, supplies, and furniture.
4.14 Direct lawn care and snow removal.
4.15 Other duties as assigned by the CEO.
