About this Opportunity:
Regency Centers is seeking a Tenant Disputes Accountant to join our Jacksonville, Florida corporate office. This is a hybrid opportunity with 3 days in the office and 2 optional work from home days. The Tenant Disputes Accountant will be responsible for managing and resolving disputes from tenant inquiries on common area maintenance (CAM), insurance and real estate taxes. They will ensure that Regency is providing timely and consistent responses to tenant inquiries based on lease interpretation and company policy. This individual will also serve as liaison between Property Accounting, Collections, and Property Management.
Key Responsibilities:
Responsible for tenant dispute resolution regarding lease terms/language, miscalculations of invoices, lack of sufficient back-up documentation, etc.
Review lease contracts to ensure proper billings and reconciliations of CAM, insurance and real estate taxes.
Prepare external responses on dispute resolution to Tenant Account Specialists (Collections) who communicate directly with national/significant tenants or Property Accounting/Property Management who communicate directly with local tenants.
Responsible for expense participation set up changes as a result of disputes within JD Edwards.
Work closely with co-sourcing team by providing feedback to management to ensure timely and efficient resolution of disputes.
Ensure standard operating procedures are kept up to date and communicate changes to applicable teams.
Perform disputes reporting analysis on monthly, quarterly and ad-hoc basis for various teams within Regency on open, closed and pending disputes to management.
Lead and participate in meetings between various groups within the company such as Property Accounting, Tenant Account Specialists/Collections, Legal and Property Management, as well as external stakeholders such as tenants, tenant auditors, prior and new landlords, etc., to escalate and resolve tenant disputes timely.
Qualifications:
Bachelor’s degree in Business, Accounting, Finance or related discipline, but relevant work experience in a related field in lieu of a degree will also be considered
2 to 4 years related business experience preferred
Real estate industry experience preferred
Intermediate level proficiency with Microsoft Office Suite
Beginner level proficiency with an accounting software, preferably JD Edwards
Intermediate writing and verbal reasoning skills with the ability to use precise language to creatively convey complex information in communications with tenants, legal representatives, third party auditors, and internal stakeholders.
Intermediate ability to read and comprehend leases/legal contracts and to understand complex material such as technical reports, equipment specifications, financial agreements, government regulations, contracts, etc.
