PROPERTY MANAGER JOB DESCRIPTION
General Purpose
Responsible for the overall management of the Regency Isle Condominium Property.
Preserve and increase the value and integrity of the property.
Administrative:
- Report to the president of the Board of Directors a minimum of weekly.
- Hire, oversee, and dismiss employees
- Maintain all required records
- Keep abreast of all rules and regulations concerning human resources
- Keep abreast of relevant laws and regulations relating to the complex
- Maintain business licenses
- Develop and implement disaster preparedness procedures and emergency plans
Financial
- Report to Board of Directors on expected expenditures
- Assist Association treasurer to maintain accurate and up-to-date financial records
- Approve and coordinate invoices for Association’s accountant
- Assist treasurer and accountant in preparing the budget for Board approval
Insurance:
- Coordinate insurance claims with insurance agent
- Keep up with government and legally required coverage
- Know HOA policies related to insurance coverages
Maintenance
- Oversee the maintenance of the physical complex including exterior of building, grounds, common areas, pools, etc., with good housekeeping practices
- Negotiate and manage contracts with outside vendors
- Ensure security of premises
- Determine maintenance and service specifications
- Plan, schedule and coordinate current and deferred maintenance projects
- Promptly assess emergency repairs and report to the President of the Board
- Oversee landscape maintenance and building pest control
- Responsible for compliance with current fire and safety regulations
Owner Relations
- Orient new owners to the property
- Enforce occupancy policies, rules and regulations for the complex
- Investigate and resolve owner complaints and concerns in a courteous, professional and efficient manner
- Maintain communication with owners, especially during times of emergencies
Education and Experience
- Understanding of financial and accounting principals
- Working knowledge of budgets and financial statements
- Understanding of customer service principals
- Working knowledge of contracts and agreements
- Working knowledge of building and grounds maintenance
- Computer proficiency including maintaining the website and knowledge of MS Office
- Knowledge of relevant local, state, and federal legislation and regulations
- If required, maintain license to perform property management responsibilities
- Experience working with construction companies
- Experience required in Property Management of multi-unit condos
Job Type: Full-time
Pay: From $22.00 per hour
Expected hours: 40 per week

- Weekends as needed
