Position: Property Manager [Entry Level]

Summary

Learn from a multi-property real estate investor & take their operation to the next level. As the Property Manager, you will be responsible for managing 4 single family properties in St. Petersburg, FL. You will help maintain existing properties, improve internal operations with new software tools, and then expand by analyzing listings for-sale and helping to close 1 new investment property.

In your 1 year commitment, you'll learn everything there is to know about real estate investing and setting up a property management business. After 1 year, you’ll have connections, skills, and will be able to apply these to your own investment properties.

Position Details

• Type: Hourly Employee
• Rate: $18-$25 per hour
• Location: Hybrid - St. Petersburg, FL
• Hours & Expectations:
• Part Time (10-20 hrs/ wk)
• Schedule is flexible, but will require in-person coordination with tenants, maintenance contractors, etc
• Flexibility is a must.

What you’ll do:

Note: the following is an expected task list, while occasional tasks may fall outside of it.

• Maintain digital records
• Maintain accurate records in property management software
• Scan and upload receipts to bookkeeping software
• Ensure rent payments come in on time

• In-person organization (home/ garage/ office space)
• Organizing files
• Scan and upload receipts to bookkeeping software
• Organize small hand tools for maintenance requests
• Create to-do list for maintenance requests, etc

• Find & maintain tenants
• Post rentals on online platforms
• Host property tours
• Onboard tenants
• Communicate w/ tenants regarding maintenance issues and then assign the work to a handyman/ contractor

• Keep properties in good condition
• Find contractors and maintain friendly relationship with them
• Be on location while they do their work to make sure it’s done correctly (lawn service, handyman, plumber, etc)
• Pay vendors
• Help with move in/ move out (light cleaning, take out trash, etc)

• Find, analyze, & help secure new investment properties
• Search online for new properties
• Plug in numbers to see which properties are a good investment
• (Optional) learn the deal making and contract stages
