Job Duties:

Property inspections
-
Assisting Operations Manager with capital projects as needed
-
Direct maintenance and day porter work
-
Meet vendors on site, including granting access when necessary
-
Create and manage POs
-
Manage invoice process
-
Manage small (non-capital) projects
-
Manage vendor contracts
-
Ensure regularly-scheduled maintenance is being performed
-
Ensure all necessary inspections and testing of systems/equipment are being performed
-
Be involved, from an Operations standpoint, on all Retail tenant build-outs
-
Meet with tenants, as needed, regarding issues with their physical spaces
-
Contribute to financial budgets and forecasts
-
Continually look for ways to improve processes involving property operations
-
Contribute to Company financial goals by efficient administration of operating maintenance budgets
-
Coordinate maintenance of properties to the quality standards of the Company
-
Serve as a resource in the development of more efficient methods of maintaining the Retail properties
-
Work to make the shopping experience, particularly the first and last impressions, of the highest quality
-
Be responsible for general maintenance and orderliness of common areas
-
Be responsible for after-hours and emergency on-call coverage (includes nights and weekends)
-
Perform additional duties as assigned
Minimum Qualifications / Other Expectations:
Education:
-
Bachelor’s or technical degree preferred
Experience:
-
Five or more years of maintenance or other relevant work experience.
-
Previous experience in property management maintenance required for two years
Knowledge, Skills and Abilities:
-
Property maintenance skills including basic knowledge of tools, sales, and customer service is required
-
Candidate must be computer literate with attention to detail and excellent organization skills
-
Must have the ability and confidence to interact effectively with tenants, vendors, peers, and management
-
Superior customer service skills
Licenses and Certificates:

Valid driver's license and proof of current automobile insurance
