Overview
The Building Inspector conducts due diligence and condition assessments, landmark inspections, reserve studies, hurricane assessments, and physical needs assessments of existing low to high-rise buildings.
Essential Job Functions
- Develop pre-inspection plans.
- Research property information.
- Review construction plans, specifications, and warranties with contract documents.
- Versed in communicating with clients.
- Conduct field assessments.
- Prepare written narrative and templated reports with photographs, tables, and exhibits.
- Conduct and prepare structural milestone reports, reserve studies, condition assessments, and post-hurricane damage assessments.
- Prepare cost estimating.
- Assist in the coordination of subcontractors and testing firms.
- Review/Research codes and standards.
Required Education and Certifications
- Minimum two-year degree in engineering, construction management, or related experience and certifications in building inspections preferred.
Required Skills and Abilities
- Proficiency in MS office products, including Word and Excel, and Blue Beam is required.
- A valid driver’s license and reliable transportation are a must.
- Job site and office time are split approximately 50/50.
- Good report writing skills with the ability to develop and commit to budgets, scopes, and deadlines.
- Must be outgoing and able to interact with staff, clients, and home/business owners.
- Ability to work independently with good judgment and critical thinking skills.
- You must possess excellent verbal and communication skills and technical writing abilities.
Physical Demands- Employee is frequently required to stand, walk, sit, bend, balance, stoop, kneel, crouch, talk, and hear. In addition, climb ladders, walk on roofs, work from elevated platforms(scaffolding), enter and work in a confined area, work outdoors in hot or cold weather, and use safety equipment. The position requires the ability to speak, write, and communicate clearly. Employees may lift and move up to 50 pounds.
Overtime - This position is salaried with exempt FLSA status. There will be periods where overtime will be required, which the employee will need to comply with in order to meet the demands of the position.
Travel Requirements – 60%
