An asset management firm is looking for a driven, results-oriented Maintenance Supervisor.
Under the direction of the Property Manager or other appropriate administrative staff, is responsible for coordinating and supervising the work of employees in the general maintenance and upkeep of buildings, grounds, and equipment. Responsible for maintaining electrical, plumbing, mechanical, and related systems. Performs the work of employees and other duties as required.
Duties / Responsibilities:
- Supervises, assigns and inspects the work of maintenance employees, if applicable.
- Responsible for keeping track of and completing open work orders related to residents apartment units and other community amenities.
- Coordinates or installs, inspects, repairs, and maintains the electrical, plumbing, heating, cooling and ventilation systems (including boiler system, if applicable) and other related systems on the property.
- Does general repairs such as painting and patching walls.
- Coordinates and inspects major contract work on the electrical, plumbing, mechanical and other related systems on the property.
- Control maintenance budget and spending
- Inspects work of maintenance vendors for completeness and adherence to quality standards.
- Determines material, equipment, and supplies to be used.
- Keeps timecards and other routine records. Some knowledge of industry software system is helpful.
- This position will provide maintenance for 2 small properties: 1 near 3rd Ave and Indian School (60 units); the other near Ellsworth Rd and Ocotillo in Queen Creek (50 units).
- The company will pay a $300/mo gas allowance for travel between properties.
Required Skills / Abilities:
- Ability to meet and deal tactfully and courteously with fellow employees, residents and vendors/contractors.
- Ability to install, inspect, repair and maintain the electrical, plumbing, heating, cooling and ventilation systems (including boiler system, if applicable) and other related systems of all locations.
- Ability to perform various clean-up and maintenance tasks as needed.
- Ability to update inventories and other supplies as needed.
- Ability to understand complex written and oral instructions.
- Thorough knowledge of the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties.
- Ability to lift 50 lbs. when required. While performing the duties of the job, the employee is regularly required to stand, walk, climb ladders and reach with hands and arms. Specific vision abilities required by this job include close vision, distance vision, color vision, depth perception, and ability to adjust focus.
- Possession of a current and valid motor vehicle operator's license.
Education and Experience:
· High school diploma, G.E.D. or additional equivalent experience.
· Prior maintenance experience working in the multifamily industry preferred.
· HVAC certification required.
Pre-employment drug and background screen required.
