ESSENTIAL DUTIES AND RESPONSIBILITIES
- Schedule, supervise, and ensure satisfactory completion of preventative maintenance in accordance with the SOP (standard operating procedure).
- Work within expense limits established by the Company and assists in developing an annual budget and turn budget for the maintenance categories.
- Develops and maintains relationships with local vendors to establish service contracts for on-going preventative property upkeep and safety; also assists with the bid process for capital projects.
- Maintain inventory controls for cost effective operations.
- Assists in the preparation and maintenance of turn, repair, and capital budgets.
- Responsible for recruitment, screening, training, and performance management/counseling of all maintenance technician, grounds and housekeeping personnel, and maintenance CAs.
- Responsible for keeping property in compliance with SOE inspection by maintaining a 90% or better score.
- Read and comprehend maintenance manuals, service bulletins, and other specifications to determine the feasibility and method of repairing or replacing malfunctioning or damaged appliances.
- Responsible for the completion of all maintenance service requests as assigned within 24-hours and closed out in the system.
- Complete make-ready process of vacant apartments as directed to include painting and cleaning if required, this includes implementing a successful turn.
- Monitors all work being performed by outside contractors.
- Ensures that all contracts and scopes of work are filled out correctly, with all proper documentation attached before any contract work is performed on the asset.
- Responsible for 24-hour emergency maintenance service responses and ensuring satisfactory resolution of all emergencies is completed.
- Develops the on-call schedule and rotates the responsibility of carrying the on-call phone and duty amongst the maintenance team; stepping in as an additional resource to cover as required and/or necessary.
- Monitor and maintain all building systems as assigned.
- Ensures the master key system is properly maintained by ensuring a daily reconciliation of all keys are accounted for and logged in/out properly.
- Responsible for alerting the General Manager of any unusual occurrences and/or damage that has taken place or that may occur and must complete an incident report within 24 hours of this occurrence.
- Complete weekly unit by unit inspections.
- Complete quarterly unit by unit inspections.
- Responsible for ensuring the safety, cleanliness, and organization of the maintenance shop.
- Maintain active and effective communication with the residents; encouraging participation in community events and activities.
- Ensures grounds and curb appeal are maintained to RISE standards which may include picking up trash, sweeping, pressure washing, clearing and cleaning dumpster area and maintaining landscape.
- Assure safety standards are used which comply with all Company guidelines and reports all violations of the law and/or lease agreement to the General Manager.
- Complete mileage reimbursement and personal expense records in a timely manner.
- Maintain a professional, courteous manner with all residents, parents, vendors, contractors and fellow employees.
- Complete Training Guide, online RISE U training and instructor led courses required for the position.
- Ensure compliance of all work-related activities in fair, ethical and consistent manner.
- Follow established Company policies and procedures.
- Arrive to work as scheduled and prepared.
- Any other task as assigned.

SKILLS & ABILITIES
- Education: High School Graduate or General Education Degree (GED). Must demonstrate literacy in the English language including reading
- Experience: One to two years related experience and/or training
- Computer Skills: Basic working knowledge of; data entry, work processing. Property Management software (i.e., One-Site, Real Page).
- Certificates & Licenses: Valid State Issued Drivers’ License, Current HVAC Certification (EPA Level II or Universal)
- Other Requirement: Authorized to work in the United States
