RISE Residential is currently looking for an energetic, results-driven, service-minded Property Manager with Student Housing experience to join this great team. The General Manager is responsible for the overall operation and daily management of the property. Property Managers maintain property occupancy by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. The Property Manager performs the following functions personally or through subordinates.
ESSENTIAL FUNCTIONS STATEMENT(S)
- Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements preparing an annual budget; scheduling expenditures; analyzing variances; monitoring delinquencies; and initiating corrective action.
- Oversee the marketing and leasing efforts to maximize the occupancy of the community.
- Prepares a marketing plan and develops new strategies and programs designed to meet occupancy goals; may include working with the Marketing department and utilizing available social media channels to market the community.
- Attract residents by advertising vacancies; obtaining referrals from current residents; explaining advantages of location and services; and showing units.
- Contracts with residents by reviewing and executing leases; and collecting security deposits.
- Maintains property by investigating and resolving resident complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; and contracting with landscaping and snow removal services.
- Maintains building systems by contracting for maintenance services, and supervising repairs.
- Secures property as appropriate by contracting with security patrol service; installing and maintaining security devices establishing and enforcing precautionary policies and procedures; responding to emergencies etc. as directed by the owner.
- Enforces occupancy policies and procedures.
- Prepares weekly ownership reports by collecting, analyzing, and summarizing data and trends.
- Enhance job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; and participating in professional organizations.
- Accomplishes organization goals by accepting ownership for accomplishing new and different requests; and exploring opportunities to add value to job accomplishments.
- Personnel Management functions include interviewing, hiring, and training new employees, planning assigning, and directing workflow; appraising performance, rewarding and counseling employees; addressing complaints and resolving problems.
- Conducts weekly staff meetings each week for the entire staff, including maintenance. Meetings are scheduled and an agenda is prepared for staff and recap thereafter is provided to the Regional Director/Regional Vice President.

Compensation Range: $75,000 - $80,000 annually (based on experience)
Salary : $75,000 - $80,000
