Description

Do you have at least three years of experience in property management? Are you skilled in processing Section 8 housing vouchers and navigating HUD regulations? Our client in Windsor Mill, MD, is seeking an experienced Property Manager to oversee daily operations at a 600-unit property starting immediately.

In this role, you will manage the day-to-day operations of the property and handle Section 8 voucher programs. The ideal candidate will have a solid background in Section 8 regulations, excellent organizational skills, and a strong commitment to delivering exceptional service to tenants while ensuring full compliance with all relevant guidelines. Pay is dependent upon experience.

Property Management

  • Oversee the day-to-day operations of assigned properties, including maintenance, tenant relations, and leasing.
  • Conduct regular property inspections to ensure compliance with safety and maintenance standards.
  • Manage rent collection, accounting, and financial reporting for the properties.

Section 8 Voucher Management

  • Handle all aspects of the Section 8 voucher program, including processing applications, coordinating with the Housing Authority, and ensuring compliance with federal regulations.
  • Facilitate the intake and move-in process for Section 8 tenants, including conducting inspections and preparing necessary documentation.
  • Maintain accurate records and ensure timely submission of required reports and documentation to the Housing Authority.

Tenant Relations

  • Address tenant inquiries, concerns, and complaints in a professional and timely manner.
  • Mediate disputes between tenants and manage eviction proceedings if necessary.
  • Ensure high levels of tenant satisfaction and maintain positive relationships.

Leasing And Marketing

  • Advertise available properties, show units to prospective tenants, and conduct lease signings.
  • Develop and implement marketing strategies to attract and retain tenants.
  • Maintain occupancy rates and manage lease renewals.

Compliance And Reporting

  • Ensure compliance with all local, state, and federal regulations, including fair housing laws and Section 8 requirements.
  • Prepare and submit regular reports on property performance, occupancy, and financial status.

Administrative Duties

  • Maintain up-to-date records for all aspects of property management, including lease agreements, tenant files, and maintenance requests.
  • Coordinate with vendors and contractors for property maintenance and repairs.

Requirements

Required Qualifications:

  • Bachelor’s degree in Business Administration, or a related field.
  • Minimum of three years of experience in property management, with a strong focus on Section 8 voucher programs.
  • In-depth knowledge of Section 8 regulations and compliance requirements.
  • Proficiency in property management software (e.g., Yardi, AppFolio, or similar).
  • Strong organizational and multitasking abilities.
  • Excellent communication and interpersonal skills.
  • Ability to handle sensitive information and maintain confidentiality.
