POSITION: Regional Facilities Manager

SUPERVISOR:  Director of Facilities

SUMMARY: The Regional Facilities Manager (RFM) is responsible for oversite of the physical maintenance of Rogerson’s communities. Individual will be the escalation point of contact or support for technical expertise, Life Safety, OSHA, Emergency Preparedness, NSPIRE (HUD), Department of Public Health Physical Plant Inspection preparedness. The RFM will work with the Director of Facilities, Properties Managers/Directors, Program Directors, and Maintenance Staff on maintaining compliance with company policies and procedures pertaining to each individual facility. Individual will work on special site projects while providing education and training support to site level maintenance supervisors and staff.

 

REQUIREMENTS/QUALIFICATIONS:

·       7-10 years of experience in senior maintenance supervisor or facility management related positions; strong leadership skills required.

·       Sensitivity and understanding regarding the needs of residents.

·       Ability to work with people of diverse backgrounds.

·       Ability to work and exercise sound judgment under pressure.

·       Exceptional organizational and communication skills, general computer skills including word processing, email, and spreadsheets.

·       Valid driver’s license and reliable transportation and ability to access all areas of the properties regularly or during power failure, fire, or other emergency, and inspect property at close level of detail.

·       Ability to interact with a wide range of people in person and by phone, and ability to solve problems involving personnel, residents, vendors, contractors, consultants, emergency situations, etc. with diplomacy. 

·       Outstanding time management and organizational skills – ability to multi-task, prioritize work, manage multiple deadlines, and track deliverables in a fast-paced environment.

·       Team player that is a self-starter that can work proactively with limited supervision.

·       Knowledge of the following trades, (HVAC, Plumbing, Electrical, Elevator, Life Safety Systems, Landscape, Cleaners, etc.) is necessary

·       Ability to implement and supervise safety and OSHA practices.

·       Experience in moisture mitigation and remediation, and basic mold management O&M procedures.

 

SPECIFIC RESPONSIBILITIES:

·       Ensure compliance with company and regulatory policies and procedures.

·       Create, implement, and manage forecasted timeframes, equipment and supplies to complete projects consistent with budget and scope.

·       Execute timely completion of assigned projects.

·       Inspect work performed by property maintenance team members and third-party vendors to assess effectiveness of policies and procedures and develop corrective action plans as needed.

·       Manage and maintain properties consistent with business expectations and reporting requirements.

·       Maintain effective and timely communications with all internal and external stakeholders to achieve project deliverables.

·       Provide direction or support to property maintenance staff and in other areas as requested or required.

·       Collaborate with site staff, contractors, and management to ensure O&M processes and company safety policies are followed and ensure correct use of safety equipment.

  • Establish a schedule of maintenance staff meetings, safety meetings, and in-service training.
  • Review conservation efforts and implement energy saving devices and/or methods.
  • Cover maintenance vacancies at sites during vacation, sick leave, or staff transitions.
  • Other duties as assigned by management.
  • This position will require after-hours and weekend emergency call readiness and response when needed. Accommodation for planned vacation times can be arranged through the company emergency call list with supervisor’s approval,
