Essential Job Functions
Handling daily leasing paperwork for accuracy and policy adherence.
Implementing lease renewal and resident retention programs.
Managing resident relations and promptly addressing inquiries.
Analyzing weekly leasing reports to predict occupancy trends.
Overseeing marketing strategies, including advertising and promotions.
Reviewing vacancies, market-ready apartments, and models.
Managing, training, and counseling onsite staff efficiently.
Producing monthly comparable reports and analyzing financial data.
Providing demographic information and resident feedback to marketing.
Contributing ideas for successful advertising campaigns.
Tracking traffic sources to optimize advertising budget.
Analyzing leasing efforts and making market-based recommendations.
Scheduling onsite staff and ensuring policy compliance.
Setting staff goals and resolving commission disputes as needed.
Must be present on-site, with the ability to move throughout the building, ensuring effective communication with tenants, staff, vendors, and visitors.
Ability to ascend and descend stairs and be comfortable with exposure to varying environmental climates and circumstances.
Position may be required to perform duties outside their normal responsibilities as needed.
Qualifications
A minimum of 5 years of experience as Leasing Representative or Leasing Manager, and minimum of 2 years of management or supervisory experience.
Knowledgeable of the Stamford residential rental market.
Lease-up, new construction experience is required.
Strong communication and interpersonal skills.
Proficiency in navigating computers and property management software, to include Microsoft Office include iLuvLeasing, On-Site, and Yardi.
Knowledge of fair housing regulations and leasing practices.
Valid CT real estate license is required. All active license holders must register their license with Rose Associates upon hire.
Work authorization (required).
Must be able to work weekends (Saturdays and Sundays).
In addition to base compensation, significant incentive pay and full benefits packages are available.
Rose Associates requires all colleagues to be fully vaccinated against COVID-19 unless there is an approved religious or medical exemption.

Pay: $85,000.00 - $90,000.00 per year
