RPM Property Management is seeking an experienced Asset Manager for a portfolio consisting of 157 apartment units, 75,000 square feet of office space (about 75 units), 10,000 square feet of retail and 30,000 square feet of industrial. The portfolio covers seven properties in Arvada and Littleton/Ken Caryl. The successful candidate will report to the company Vice President of Operations and will supervise a staff of up to five.

DUTIES AND RESONSIBILITIES
· Manage leasing and maintenance staff
o Assure adherence to company policies
o Hire and train staff
o Team build
· Manage leasing and renewal processes and assist with leasing as needed
· Manage resident relations including rent collection and rules enforcement
· Coordinate maintenance tasks and make-readies with maintenance supervisor
· Minimize unit downtime to maximize revenue and assure units are move-in ready
· Assure properties are maintained to protect and increase asset value
· Provide weekly property updates
· Manage property budgets and generate monthly variance reports
· Oversee renovation and capital improvement projects
· Hire and oversee outside vendors
· Respond to emergencies, including after hours
· Periodically visit managed properties
· May require travel to conferences and training
MINIMUM REQUIREMENTS
· High school diploma, college courses in related fields preferred
· Minimum 5-years’ experience as a property manager
· Strong knowledge of modern property management software (Rent Manager preferred)
· Strong computer skills including Microsoft Office
· Knowledge of Colorado leasing and property management laws
· Knowledge of Fair Housing requirements
· Strong communication skills (oral and written)
· Valid driver’s license and access to reliable transportation
· CAM certification desired
