Russell Square (RS) is a multi-state developer and licensed general contractor with employees currently based in five states in the western half of the United States. We specialize in multifamily development and are responsible for all phases of the real estate development process from site selection to lease-up. Our current pipeline consists of 2300 apartments slated to begin construction over the coming 14 months in various states.
The HVAC Project Manager position will be responsible for managing design-build and bid-build programs, client relationships, and internal and external construction resources to deliver projects. This includes business development support in pursuit strategy, estimating and execution planning for current and future HVAC development projects, as well as providing strong technical support to other PMs on their programs. Russell Square is a vertically integrated Developer, GC that self-performs Mechanical and Plumbing on ground up multifamily projects.
Required Skills & Required Experience:
· This position reports directly to Senior Project Manager.
· Strong desire to grow and lead an HVAC practice.
· Take overall responsibility for the scheduling and performance of all in-house HVAC duties.
· Supervise review and coordination of submittals and shop drawings.
· Coordinate activities, materials procurement and other related activities with Project coordinator and Field Staff.
· Communicate progress and prepare appropriate reports as needed by Construction Manager, Director, Architect, etc.
· Monitor the installation and startup of HVAC systems and commissioning of the project with the Subcontractor & Owner.
· Review and approve material and equipment for HVAC systems prior to installation.
· Review Contract Documents, make suggestions to improve the documents as they relate to the HVAC scopes of work.
· Assist Scheduling department with developing detailed CPM schedules for all HVAC installation activities, including cost and resource loading.
· Our Project Managers manage their projects profitably, transition work to qualified staff, grow and mentor staff, and act as a positive leader and mentor.
· Experience in managing services through the design-build process from inception, design, construction, and implementation preferred.
· A strong commitment to safety, quality assurance / quality control and risk management.
· Strong technical experience in the design and/or construction of mechanical, electrical, plumbing and controls systems.
· An ability to work within a team environment.
· Hire labor and skilled personnel as needed.
· Work with HVAC team members to build and verify labor & material estimates for accurate budgeting.
· Excellent written and verbal communication skills.
· Strong client retention and relationship management skills.
· Multi-family ground up/new construction experience is required.
· Experience with Procore (Construction Management) software preferred.
· Strong commercial and technical skills that include estimating, contracts, scope, schedule, and budget commitments.
· Strong subcontractor management skills including the selection process, pricing, and management of subcontracts for construction projects.
Professional Experience Level/Other Qualifications
· 5 years of experience in Construction/HVAC Supervision.
· Thorough knowledge of all mechanical and low-voltage systems.
· General understanding of Building Codes and Mechanical Codes as they relate to construction of project.
· Bachelor’s degree in construction management or engineering is a plus.
· Associates or bachelor’s degree in Mechanical, Electrical or similar degree preferred.
· Experienced dealing with HVAC sub-contracts and subcontractors.
· Has proven track record as a Project Manager on large multifamily projects/high-rise with values above $5 million (for Mechanical portions of contracts).
· Travel to job sites from the office will be required typically within Northern California. Additional travel outside of Northern California is possible.
· Act in a lead role for projects, leveraging one’s expertise, experience, and capabilities.
