Lead Maintenance
Reports to: Property Manager
S2 Residential is looking to hire a Lead Maintenance technician that will be responsible for the day-to-day operations of an individual community as it relates to maintaining the grounds, building exteriors, common areas and individual units. The Lead Maintenance position will provide key support and supervision to the maintenance team.

- Assisting residents and your maintenance team alike
- As a Lead Maintenance, you are responsible for providing exceptional customer service through the completion of service requests.
- Lead, supervise and motivate a team of outstanding maintenance personnel.
- Proactively point out potential liabilities and assist in correcting them.
What you’ll do:
- Supervise the maintenance team and any contract or temporary workers. Oversee contract work as outlined by the Property Manager.
- Work through the maintenance and make-ready team to ensure the turn process is being adhered to and that quality and timely turns are being produced.
- Supervise, motivate, develop, and participate in annual reviews for the maintenance team. Coach, mentor, and cross-train your team to prepare them for potential future opportunities and growth.
- Perform Preventative Maintenance as required by S2 Residential, your Property Manager and/or Asset Management. Maintain all records of activities.
- Perform routine electrical repairs such as: wiring fuses, fixtures and sockets, and repairing/installing/servicing HVAC systems.
- Inspect, repair, modify and install HVAC equipment including refrigeration and air conditioning compressors, receivers, condensers, forced air converter units, and make necessary adjustments or repairs, service and repair evaporative coolers.
- Troubleshoot, repair or replace defective parts in units and equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat exchanges, high limit controls, pressure controls and safety valves.
- Perform skilled electrical maintenance work in the repair, installation and alteration of HVAC equipment, components, timers, motors and wiring systems as needed; connect motors and control panels.

Our Hours:
9:00 a.m. to 6:00 p.m., Monday thru Friday; 10:00 a.m. to 5:00 p.m., Saturday; closed, Sunday. The Lead Maintenance position requires the ability to work any of the seven days of the week, 52 weeks of the year. Hours of operation are subject to change on time of year and based on the Property’s needs and resident activities. The Lead Maintenance will be on a rotating on-call schedule for after-hours/weekend emergencies.
Physical Demands:
- Ability to continuously walk for 8 or more hours per day. It is estimated an Assistant Lead Maintenance technician will spend 99-100% of their time moving and on their feet.
- Frequently moving boxes weighing up to 50 pounds across the office for various needs. Frequently transporting and moving appliances up to 100 pounds in and out of apartments and across various distances.
- Must have the ability to climb, stoop, bend and grasp objects.
- Visual acuity to perform the following: transcribing, operating machines, and motor vehicles, determining accuracy and neatness of work assigned, as well as visual inspection involving small defects and parts.
- Must be able to remain in a stationary sitting position or stationary standing position 90% of the time.
