Position for hire: Site Superintendent
Job Description
We are looking for a Residential Site Superintendent to join our team responsible for defining the project’s objectives and overseeing quality control of the project. In this role, you will monitor projects through to completion, requiring skills such as communication, organization and time management. As a site superintendent you will be responsible for maintaining the schedule, making sure that vendors are on site, and handling negotiations in regards to extra purchase orders. You will follow quality standards and ensure the safety and security of the construction site.
As a new company, the current position will have substantial administrative duties as well and the candidate must be able to wear multiple hats. The candidate must be able to implement processes and workflows in order to help build a highly efficient company.
Typical responsibilities of a Site Superintendent include but are not limited to:
- Compliance: Documenting the required construction compliance for the program
- Project Planning: Understanding comprehensive project plans, setting timelines, and defining/maintaining project scope, goals, and deliverables. Establishing job processes (RFI’s, submittals, and pay applications) including approving pay applications and negotiating subcontract change orders
- Budget Management: Tracking expenses, and ensuring projects remain within financial constraints. Manage cost to complete reports. Manage purchase orders and change orders.
- Resource Coordination: Coordinating labor, materials, and equipment to meet project requirements and deadlines.
- Contractor and Vendor Management: Hiring and supervising subcontractors, vendors, and suppliers, ensuring they meet project specifications. Subcontractor accountability
- Quality Control: Monitoring work quality, ensuring adherence to building codes and regulations, and maintaining high construction standards.
- Risk Assessment and Management: Identifying potential risks, developing strategies to mitigate them, and resolving issues as they arise.
- Client Communication: Serving as the primary point of contact for clients, addressing concerns, and providing project updates.
- Schedule Management: Creating and maintaining project schedules, adjusting as needed to ensure timely completion.
- Site Supervision: Being on-site and overseeing construction sites, ensuring safety protocols are followed, and addressing on-site challenges.
- Reporting and Documentation: Generating progress reports, maintaining project documentation, and ensuring records are accurate and up to date. Maintaining adherence to Shepherd’s safety standards and ensuring proper documentation is filed.
Requirements and Qualifications
- 3 years of superintendent experience
- Administrative capabilities to keep up with client compliance
- Teamwork Mentality
- Adaptability and willingness to change
- Outstanding communication skills, both written and verbal
- Able to generate budgets and reports
- Critical thinking skills
- Ability to handle multiple projects at one time (6-8)
- Production building experience preferred but not required
- Residential construction experience
Job Type: Full-time
Pay: $50,000.00 - $65,000.00 per year
