Qualifications:
- Detailed knowledge of your territory (schools, post offices, grocery stores, etc.)
- Access to an insured personal vehicle for property visits
- 2 years of experience in the Property Management industry
- Must be enthusiastic, creative, and able to think both strategically and tactically
- Demonstrated proficiency in Office Suite tools
- Property Management Software (experience with PropertyWare)
- Helpful qualifications:
- Knowledge about HUD/Section 8/certification
- Knowledge of general maintenance items
- Knowledge of the systems and systems functions in a home
General Responsibilities:
- Resident and Owner relations
- Move-in and Move-out procedures
- Posting notices to include 3-day notices, eviction notices, lease violations, etc.
- Work with Section 8, ensuring that all Section 8 and HUD regulations are adhered to
- Day to day management of assigned rental properties
- Responsible for negotiating lease terms and facilitating timely lease renewals
- Occupancy management
- Completing monthly owner calls
- Compiling weekly and monthly management reports
- Property Inspections
- Managing the turnover of units
- Completing delinquency calls and delinquency data entry
- Walking vacated units and creating a scope of work for the turnover
- Communicating with vendors and owners during the turnover process
- Receiving, tracking, and processing maintenance work orders for the managed area
- Communication with vendors, tenants, owners, and the construction team regarding specific work orders
Full Time Position located in Palm Coast, Florida, access to an office in Jacksonville, FL
$6,000 Bonus Potential

Work Environment: Indoor/Inside environment with temperature controls
Physical Demands: Sedentary 50-75%, sitting/stationary at desk/cubicle with ability to move/traverse office/cubicle space and to/from office equipment and/or other office areas. Exerting up to 10 pounds of force occasionally and/or using negligible amount of force infrequently to lift, carry, push, pull or otherwise move objects like parcels/paperwork. Repetitive motions/ Substantial movements of the wrists, hands, and/or fingers. The worker is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; viewing a computer terminal; extensive reading. Requires the ability to operate standard office equipment and keyboards, monitors, and phone. Ability to travel to homes to conduct move-in/move-out inspections.
