Silver Tree Residential, LLC is a privately-owned Memphis-based multifamily and senior residential real estate company that owns and operates 94 properties in 24 states totaling over 11,700 units. James Carmichael formed STR in 2009 to achieve the quality standards that he strived for in each of his housing communities.
Given the effectiveness of our acquisition team along with our level of capital, we can grow at a steady pace for many years. Our goal is to own and manage a large portfolio of senior housing units with an average deal size of 150 units per community in major metropolitan markets throughout the US.

ESSENTIAL JOB DUTIES:
We are seeking an individual with a positive attitude, strong work ethic, and good interpersonal skills for this Director of Preconstruction role. The position will report to the Owner and President and be based in our East Memphis office. The qualified candidate will work closely with Senior Management daily to ensure the following responsibilities are being met.
  • Work with owner and management team to evaluate our communities to create multi-million-dollar rehabilitation Scopes Of Work (SOW) across the overall portfolio.
  • Work with owner and management team to walk all existing conditions and generate detailed SOW and schedule for projects.
  • Identify and engage architects, engineers, and consultants to be used for selected projects.
  • Understand permit process for any local municipal codes, zoning, requirements, etc.
  • Complete take-offs of all relevant sections or areas including labor, materials, etc.
  • Compiling bid list and front-end documents for bidding.
  • Provide detailed bid comparisons for owner to approve.
  • Manage the bidding process through contractor selection and award.
  • Initiate, negotiate, and execute AIA contracts with General and Sub contractors.
  • Manage Contract procurement including contractor pay request.
  • Responsible for project Cash Flow Forecasting and monthly contractor requisitions.
  • Responsible for the estimation of approximately $30 million of rehabilitation annually.
JOB SPECIFICATIONS:
  • Bachelor's degree required
  • 5 years of construction industry experience required
  • Must be able to demonstrate extensive construction knowledge to create accurate and detailed SOWs.
  • Knowledge of current unit pricing.
  • Proficient knowledge of Excel and MS Office; Experience with Building Connected software is preferred.
  • Be organized, dependable, accurate, hands-on and pay attention to detail to ensure 100% accuracy.
  • Can multi-task and meet deadlines on a consistent basis.
  • Limited amount of travel, mostly day trips; some overnight travel will be required.
  • Be able to effectively communicate with management and other company employees.
