Maintenance Technician

Porter Primary Responsibilities

· Perform groundskeeping and building maintenance duties, various maintenance tasks include cleaning parking lots, sweeping debris; in addition, snow and ice detail, pressure washing, etc.

· Ensure buildings are safe, clean, and free from clutter.

· Report any issues to the Supervisor in a timely manner.

Maintenance Primary Responsibilities

· Report daily to Maintenance Supervisor and proceed with assigned work orders.

· Check the PRISM Work Order system daily for any open work orders, competing requests as directed by the Maintenance Supervisor

· Immediately report any emergency situations on site to the Maintenance Supervisor.

· Respond to tenant complaints and requests for service as directed by Maintenance Supervisor.

· Replace ceiling tiles, light bulbs and perform minor repairs, including door locks, plaster/painting, minor plumbing, and minor electrical work.

· Paint interior and exterior surfaces.

· Perform daily rounds of the Interior and Exterior perimeter.

o Inspect the exterior condition of buildings and surrounding properties, including railings, entrances, benches, awnings, garage, staircase, etc.; Loading dock; Electrical fixtures.

o Report any maintenance deficiencies to Maintenance Supervisor.

· Check condition of sidewalks and parking lots, and report/repair per Supervisor’s instruction.

Qualifications

· Must possess a valid, clean Driver’s License

· Able to consistently lift, push, pull up to 50lbs and occasionally up to 75lbs

· Physically able to climb ladders, bend, or crawl into awkward spaces

· Able to lift arms above shoulder level for prolonged periods of time.

· Able to walk, stand, crawl, bend or kneel for extended periods of time

· Advanced ability in use of common maintenance tools, i.e., hand and power tools, etc.

· Willing to work flexible hours including occasional nights and weekends, including availability for on-call emergencies

· Ability to perform ALL duties listed above. (Per Supervisors discretion)

· Knowledgeable with computers, email, Internet, and basic Excel skills preferred

· Must have good interpersonal skills

· Professional attitude and workmanship

· Effectively manage time to prioritize projects and complete tasks efficiently

· Able to obtain an FDNY Certificate of Fitness within 180 days of employment (Various certifications as needed)

Work environment: Commercial Building

Hours:Monday-Friday, 7:00am to 4:00pm and/or as needed, hours include 1 hour lunch
