SUMMARY: Maintains and performs general repairs of buildings and grounds for two hotel properties managed by Northridge Hospitality Management. The two properties are in Grand Forks, ND, and Fargo, ND. Traveling between the two properties will be required one or more times per week. Overnight stays will occur periodically. This position is the only position in the maintenance department.
Maintenance Duties
· Uses a website-based program to organize, prioritize, document, and complete all work orders. Receives written work orders or verbal instructions from supervisor and other staff members.
· Maintains and services pool and spa areas including testing and recording as stated by State and City regulations.
· Will be required to attend a pool operating course and become a Certified Pool Operator within the first 6 months of employment.
· Cleans internal areas of buildings, including sweeping and mopping.
· Maintains cleanliness of public areas, storage areas, and parking lot
· Aides in housekeeping tasks when needed. I.E. stripping rooms, gathering trash, flipping beds, and moving furniture.
· Operates snow removal equipment to maintain parking lots and sidewalks.
· Maintains all fixtures and equipment according to a preventative maintenance schedule, and records such maintenance in the log book and Property Preservation Calendar
· Performs quarterly preventative maintenance inspections on every room., completing a PM checklist for each room, and fixing or replacing any damaged items, painting walls when needed, caulking bathtubs, sinks, and other. Patches drywall as needed.
· Maintains an organized storage room for all maintenance-related tools and equipment.
· Keeps landscaping neat and clean. Cares for plants and flower beds.
· Replaces worn or damaged parts such as hoses, wiring, and belts, in machines and equipment.
· Assists other departments with moving furniture and unloading and storing supplies.
· All other duties as assigned.
SCHEDULE EXPECTATIONS:
This position is primarily Monday through Friday 8:00am-5:00pm. Given the 24 hour operation of a hotel, there will be times when the employee may be asked to clock in before or after normal business hours.
Education/Experience:
One-year certificate from college or technical school; or at least six months related experience and/or training; or equivalent combination of education and experience.

DRIVING REQUIREMENTS:
Travel is a requirement for this position, as the employee will be maintaining properties in both Grand Forks and Fargo ND. Employees will be required to drive back and forth between the two cities weekly and must have reliable transportation. Reimbursement will be provided for travel.

Computer Skills:

Certificates and Licenses:
Will be required to attend Certified Pool Operators course and successfully earn a CPO Certificate within 6 months of employment.
